Beth has been an agent for almost 13 years and specializes in investment properties including Short-Term Vacation Rentals (STR, STVR, AirBNB) as well as Creative Financing (subto, subject to, seller financing, wraps), making her an ideal resource for investors looking for an additional income stream. Beth also works with MTR, LTR, Padsplit and fix-and-flip investors, helping them analyze the best exit strategy for each property. Working with Beth and her team was an absolute pleasure! When our family moved to Austin we didn’t know where to start and Beth was very patient in showing us various areas until we found our dream home. From the moment we started house hunting, to identifying the house we wanted, and all the way through to the closing day, she did everything in her power to get the deal done and ensure everything was covered. Even after closing, she’s always readily available to assist and happy to help. During our search, we had very low inventory and the highly competitive nature of the market is not easy for everyone to navigate, however, I am certain Beth is the main reason we were able to secure our dream home! Beth’s professional acumen and her connections in the business coupled with her ability to act quickly when the time called for it made the purchasing process a truly unforgettable experience. As first timers, we went into the home buying process with little knowledge and no experience. But what we lacked, Beth more than made up for. Her experience, knowledge, strategic thought process, and tenacity made our journey of buying a home a very positive one, despite being in the most competitive market in the country.
When we first spoke to Beth about our goals for a home purchase, we felt heard and understood. Beth is easy to talk to, grounded, and personable. Her intelligence and ability to thoughtfully approach challenges reassured us. This gave us full confidence that she was willing and able to fight for us- and that she did!
Beth’s work ethic is immediately apparent. She was always quick to respond, available to show us homes on very short notice any day of the week, and worked around our schedule. She worked early mornings and late nights to submit timely offers.
Beth brought us creative solutions when we got discouraged with our ability to compete for the homes we wanted.
Beth was consistent, encouraging, and truly mentored us from start to finish. She used her connections and relationships to put our best food forward on offers. We could not recommend her more highly and can’t wait to work with her again.

Beth is amazing. We have been working together since early 2023 to purchase a STR investment property in Fredericksburg or Austin. Beth is knowledgable regarding STRs and in both markets. She is willing to do videos and phone walk throughs which was great as we were out are out of town. Beth's guidance and advise during during the offer/negotiations process was spot on and one of the reasons we successfully closed. We look forward to working with Beth on our next property.

When we moved to Austin a close friend referred us to Beth. Our search took a while due to low inventory and a very competitive market. Beth was amazing at finding off-market homes, and the community we now call home. I was so impressed with Beth’s connections and ability to negotiate and have everything managed from offer to close of escrow. I cannot recommend Beth enough – especially in the market we’re in. You need a seasoned professional and cannot thank Beth enough for making what we thought would be a stressful process into a very seamless process. Thank you, Beth!

My husband and I contacted Beth Perkins when it came time to sell our home of 17 years. We wanted to stay in our current neighborhood, but availability was limited. It quickly became apparent that Beth was an experienced agent who worked tenaciously to stay on top of the current housing market and use all resources available to her to acquire knowledge about the area, the neighborhood, and the properties of interest to us. I’ve worked with Beth for several years now with buying, selling, and renting. She’s very responsive, always willing to make time to show us as many properties as we wanted, and knowledgeable about the market. What I appreciated the most is that we had excellent rapport. She was not pushy, there was never any pressure to move forward with something we weren’t comfortable with, and she is very patient and understanding. She always followed up after our transaction was complete and was willing to answer questions regarding market trends even when we weren’t actively looking. I’ve always enjoyed working with Beth and highly recommend her!
