These buildings reek of mold and cigarettes. If you’re asthmatic or hate the smell of cigarettes, you’ll be very displeased with renting at the Huron River Apartments in Grosse Ile. I’ve complained about the smell to both management and tenant but have been ignored. It’s 2025 and people still smoke?! Wish they’d put a no smoking policy in place. I’m at 10045 Groh Rd in 43. Please stop by anytime to witness it for yourself. The smell will hit you right at the door of the building. It is toxic and unhealthy. I want to save any future tenants from the misery I’ve experienced.

Please pleaseeeeeeee DO NOT MOVE IN MELVINDALE SQUARE APARTMENTS it is infested with roaches I’ve been here two years moved in end of November I bring everything brand new and roaches started to appear in December and never left . They claim it isn’t a roach infestation but everyone in the building has confirmed they got roaches . The maintenance guy thinks he knows everything and blames you when he doesn’t even come in check the problem because he doesn’t care and doesn’t live there . It’s very unsanitary and uncomfortable and has affected me mentally physically and emotionally I literally have been getting sick because they have to spray my apartment which is only 600sq every week and on top of me having to still spray raid spray . I’ve gotten sick which I documented This was the worst decision I made . Never move here they don’t care about anyone but money . Here are just SOME of the photos it’s been roaches in my food clothes on the wall everywhere. So to save y’all time don’t move here you will have roaches and the people won’t care . They’ll send pest control and pest control will confirm that it’s coming from somewhere else or in all of our walls and instead of evacuating the building for a week and resolve the issue so that they get no complaints about this. They will rather try to threaten you with fees, cleaning fees for no reason. Worst family bussiness EVER. Wish I could give a negative 0 stars . I have never been so stressed and depressed in my life due to these roaches . But I will be documenting and sharing my story so no one else gets played .

Jordan was friendly and helpful in showing us a lovely apartment. Emily was extremely helpful and professional in running our application and making sure Epic had all the necessary documents. We were approved in just a few hours and able to sign the lease the very next morning! Ariel did a great job going over the lease with us. Very impressed with Epic Property Management!

One star is generous after everything I went through with renting with epic property. To start, I received keys to a home that clearly did not pass quality control checks and instead had to wait an extra 2 months to actual move in from the day I received the keys because of the numerous hazards I encountered with pests and the condition of the home. Epic did accommodate my requests as I had them, but I should have never even had to encounter the things I did that put my health at risk, such as dog feces that was compacted under the furnace. I complained about an animal odor in the house and was told it was treated and cleaned and blah blah. Fast forward to taking it into my own hands, I stick a shop vac under the furnace and start getting chucks of moldy rock hard dog feces coming out. Now the odor makes sense. Around the corner I see bugs but don’t think anything of it, well they were little cockroaches. The house was exterminated before my arrival and the job wasn’t finished as after I had the carpets cleaned, numerous cockroaches appeard yet again all over the house. So I had it exterminated again. Constant upkeep with this house as if I OWNED it, and when I finally moved out they charged my security deposit for such things that they were inevitably responsible for. I would yet have to depute that in which Bianca was very reasonable and corrected what I requested in a timely manner. I wouldn’t recommend epic property management to my worst enemy which is sad to say considering I’ve met the owner through friends through the years and I know this situation was not to his standard of business. 0/10.

They moved me into a filthy rental. review coming soon. As ongoing issues haven’t been resolved. What a good time to update this review. I started this review over a month ago back in October 2023. I signed my lease the end of September with Ariel upon getting the keys and walking into the house. it was infested with fleas over 30 that I had to pick off my legs. I could not move my belongings into the house until that was taken care of. I have a daughter with severe insect allergies. After five days and also me coming and even spraying a flea bomb myself , I was able to move my stuff in. On October first I moved our stuff in, I worked a 10 hour day. I came home at one in the morning to find puddles of water on the hardwood floor in various different spots, some of which ruined my belongings. The company refuse to pay for my belongings that were ruined(said that’s what renters insurance is for)and then it was a 4 to 6 weeks back and forth ordeal trying to get anyone to make sense of why there’s water coming through the hardwood floors. 3 of those weeks they offered a temporary solution and dropped off a standalone dehumidifer(that they never bothered to pickup mind you) . They had me run that 24/7 emptying it three times a day. And I’m stating this because I ran the small dehumidifier for three weeks and my Dte bill never skyrocketed. Our first bill was $130 . On several different days they sent out over five different people. And to this day, not one of the contractors they had come out had any explanation for why water was coming through the hardwood floors on a crawlspace home. Their only solution was to install an industrial dehumidifier in the crawlspace, and they had to dedicate an electrical outlet for that. Mind you this is over a month after I’ve signed my lease so they come out had an electrician dedicated outlet for the dehumidifier, and had someone install one in the crawlspace. I was told that the dehumidifier would run until I reach a certain percentage and then cut off and kick back on when it needs to. However, I just open my DTE bill and it is more than doubled than the month prior over $270, over 200 of that amount is from electricity being used during the prime time of 3 to 7 PM. I literally work schedule that keeps me out of the house from 12 noon to midnight sometimes 12 in the morning. So not only am I not using any electricity during the hours of 3 to 7 PM , I’m quite literally out of the house entirely. This leaves no explanation other than the fact that they install the dehumidifier that is running 24 seven at my cost to fix the issue with the house that they manage as a company. This is absolutely sickening. Literally can’t tell people enough that this is a horrible company that should not even be operating. The fact that Ariel and Haley are in customer service is beyond me , They quite literally lied to your face and smile while pocketing your money . I told them I would have no choice but to unplug the dehumidifier because I’m not paying for my electricity to go up that much to which I was told they would give me a30 days notice to vacate the unit and keep my security deposit. By all means necessary do not go through this property management company.. and after posting this exact review to Facebook publicly I was given a demand for possession of property for harrassment and threatening to neglect the property . Comical that they could say im threatening to neglect a property that they took on and know nothing about. Can’t even figure out where the water is coming from but want to make me foot a 300 dollar electrical bill for a dehumidifier to run constantly to keep the water issue hidden. I was given thirty days to vacate making me leave three days after Christmas with a three year old . After spending all of my money to move in here and be swindled by slumlords. I truly hope that Haley thinks about the three year girl that got one bag under a Christmas tree while her mom cleaned and packed the entire house on Christmas Day. Truly sickening .
