WARNING: do not sell or buy property with this corrupt company!
Anyone who is contemplating working with Birdy properties in any capacity would be well advised to strongly reconsider and go elsewhere. After working with them we have been left with nothing but an aftertaste of contempt and disgust.
We understand it is possible to work with one individual who may not represent the ideals of the company and so we tried to be open minded in the beginning and as things progressed. However now that that we are done working with them we have only one conclusion: Everyone we worked with and were passed around to was awful.
I don't come here only to leave bad reviews. Actually, when I myself see a review this bad I typically assume that the person leaving the review was actually the problem. However, this bad review is truly just, fair and accurate. Even the realtor we worked with remarked on many occasions how in her 30 yrs of experience she has never encountered unprofessionalism on this level.
What exactly happened? Well, it's called insider dealing and misrepresentation to clients. You see, it appears as though Birdy is very good at serving their own interests ahead of the responsibility to their clients who are either selling or buying a property. While it is not illegal for real estate agents to buy properties their company is listing, Birdy's employees seem to as a practice routinely cherry pick properties from the sellers they are representing and buy them at unfair prices because they do not present the other offers that come in on the property -- so the seller thinks the insiders offer is the best.
Here is our story: In the beginning we were told the seller accepted our offer, then a few weeks later we were told that instead the sellers accepted a cash offer for 20K less than ours because they wanted to close "quickly" ... However this particular deal when all was concluded took 3 months to close compared to our offer to close in 1 month. We were apparently strung along as a backup offer until the Birdy insider could secure the financing to close the deal. What else happened? On our part, we made no demands of the seller or listing agent, there were no contingencies on our offer and we were very patient waiting for the phone calls on status that did not occur as promised or at all. Many times several weeks would go by without any communication about the status of the contract. Phone calls, text messages and emails from our own agent (buyers agent) were not returned by Birdy.
In the end, our experience with all three Birdy sellers agents for the same property was nothing short of awful. We are contemplating filing a complaint with the San Antonio board of realtors about the way Birdy conducts business. These people need to be investigated for deceptive business practices.
In conclusion, I hate to be negative but feel like I have a responsibility to warn others about this corrupt place.

Was in looking into a house but cant even get a showing for it they have canceled it twice in the same week! No answer when I tried calling to to see why it was canceled VERY UNPROFESSIONAL (EDIT because the company is trying to say I never had a appointment!!)

If i could give this company negative 5 stars that’s what they would get this company is a total scam they will intrude and go through your personal possessions twice a year then take all of the money you put down for a deposit. My family and i moved from out of state and decided to rent fora year instead of buying a home because we wanted to purchase a home after learning the area. We had gotten approved for multiple properties but decided on the one with Birdy properties since it was in a good area and close to a good school for our son. The whole process took over a month and we started 3 months in advance before our move. One week before our move in date they told us we had to put an extra $5000 down due to my credit changing. It literally changed by 2 points because of them running my credit for the approval process. That should’ve been the deciding factor to let us know how things would go from then on.
Day one of move in they have you submit photos on an website and needless to say this home was not move in ready. There was shelving left in the home and garage trash in the back yard. Marker all over doors and walls from kids and was never painted over or repaired. Dishwasher didn’t work. Graffiti.
All over the fence in the back yard. All of this was addressed day one. In 7 months we had 4 home inspections and we addressed these issues with nothing being done about any of it. After the first inspection they sent us a detailed report saying if we didn’t address the items we would be charged for them. They went so far as telling us we had toothpaste in our kids bathroom sink and it needed to be cleaned. They will take all of your deposit regardless even if you leave the place in better condition than whenever you moved in. The people that do these home inspections need to be watched they go through every single draw in the house take pictures of all of your pictures on the walls and all of your possessions including dressers and things not attached to the home. Something needs to be done about companies like this trying to take advantage of people.

PMI Birdy Properties has done an outstanding job managing our property the past four years. They keep us well informed on any issues, have our best interest. I highly recommend them to anyone looking for reputable property management company with integrity.

Do NOT go through Birdy properties!
They make you a good offer to not take a security deposit at move in but they use a scam insurance company RHINO who makes false claims on the condition of the house and the property management company uses all your “insured” dollars to supposedly fix things that don’t need fixing, which YOU have to pay back. Almost $5000.
I have always received my deposit back! Why? Because I take great care of the homes I rent. I’ve also rented my property out and have never seen such a scam.
I have seen NO invoices to prove that the cost of repairs actually cost what was estimated.
I have attached photos of how the house looked when I moved out. I lived there for almost 4 years had the carpets shampooed and house professionally cleaned and they claim the paint was in bad condition and essentially the whole house needs repainting.
Also someone made damages after I turned in the keys and they are trying to charge me for it.(last photo)
Also Texas has been in a drought for years. The owners didn’t have a sprinkler system so the grass is brown. I’ve seen the grass turn green if you water more than what is allowed but that is not what the city of Universal City allows. They quoted the entire yard needed to be replaced instead of re-seeding and aerating.
Do not think that your payments to RHINO are going towards a deposit. Run from this scam.
Please see invoice below and the condition of the house when I moved out. The last photo is the damage that was done after I moved out that they are trying to charge me for.
I’ve been trying to resolve this matter since June. I offered to pay what I believe is fair based on fair wear and tear amount of $1200 dollars Birdy recieved $678 and says they can’t assist with resolving lowering the remaining balance and Rhino only responds to emails with no number to talk to anyone directly.
Highly do NOT recommend!

I am giving 1 star only because I can't give 0 stars. If I could i would give it 0 stars soley because of poor management. We are currently staying in one of birdys properties. The home we are staying in is beautiful BUT! The management has been horrible. Everytime I have tried to contact someone through email, calls, text I have gotten no response about our concerns with the house. Except for 1 email that gave instructions for the hot tub which by the way was completely incorrect information.There is an issue with the fridge it's not cooling & our groceries are going bad our Popsicles have melted & it's only been 24 hours since we got our groceries & placed them in there. When I tried to contact them to let them know I still have yet to hear back from them. We are here until Sat June 15th we arrived Mon June 10th. I will post pics of the issues we've had. The sink DIRTY, the pool was NOT clean it had trash in it & it was merky aka NOT Clear. One of The bed frames to a bed looked broken. Our Popsicles melted because freezer & fridge aren't cooling aka causing out food the go bad as well. The rollaway beds broken couldn't even use them. One Pantry won't open. Didn't get a pic cause your can't tell by a picture. Again I will mention if this we are currently staying at had better management this experience would be a great place to stay. Due to very very poor management i do not recommend staying at any airbnb that is managed birdyproperties.

Rented a home from them for a year and a half. They will charge you extras without warning so be careful before you submit repairs to them, make sure you check your own avenues first.
Beware the Rhino Policy in lieu of a deposit. 45 days after move out I was notified of a $1,000 claim against my account for “excessive damage” without any further explanation or reason. The house was well cared for and professionally cleaned with photos and videos submitted at move out, no broken items or scuffs, no pets and no kids in the house ever. Photos below are at move out. Decide for yourself if you see “excessive damage”. This is a disgustingly unethical way of getting free money out of us even after leaving.

I’ve had a lot of issues with Birdy Property but this is truly the icing on the cake. They are so quick to tell me they will charge for the marks on the walls (that can easily be washed off and I plan on doing that before I move out) but yet they are in no rush to take care of our outside exterior. They have been giving me the run around for a week and this is hazardous at this point. The amount of flies and not to mention someone disposed of the dead raccoon we had the week before last in the dumpster so you can only imagine the stench coming off of it. I just want my parking lot cleaned up!!!
