I will start with I viewed a property day prior with no issues, on time, kind and helpful. Going to look at a different property, original scheduled time was 5pm, I texted the number on the original email confirmation asking to push forward 45 minutes, in which I got a reply saying it would be a self showing and whatever time is fine- if I have any issues getting the code on email I can message again and she’d get me one… I then received a email from this company saying my showing was cancelled and a different number on the email for contact.. I was already at the property when I saw that email, so I tried reaching out to “Hannah” though the voicemail for all the numbers say Michelle, and no answer, I sent a text, called a few more times over the course of 15 minutes and texted, nothing. After I left the place I was supposed to view another 10 minutes later she messaged back saying she was in the shower. I don’t think it’s very professional to leave clients or potential buyers waiting around for you, especially when you decide to be busy during a scheduled time. It makes me weary to want to schedule tours for any of their other properties.

We thought this company was good when moving in. Thought it was actually great until our boiler system went down last February 2024. They sent multiple people out and all recommended that the system be replaced. The last gentleman stated a part needed ordered. Property management assured us that it was fine to use even though it was making a terrible noise. We finished the year with our own space heaters. This year we turned our heat on (part still not replaced) and our carbon dioxide and smoke detectors went off so we immediately turned it off and contacted property management. This time they send out 3 people from the same company and flames began to shoot out of the system.
The damage to our walls are still not fixed even though maintenance was scheduled a few times. We took time off of work just to be stood up not once but a couple of times.
We had to sign our last lease 3 different times.Twice due to mistakes on their end and once because we accidentally signed that we didn't want to renew on the first signing and twice due to them forgetting that the owner wanted to change the rent and length of the lease.
One month later we got a request to renew even though we just signed the month prior. Instead of calling to ask why it wasn't signed why not pick up the phone and ask why we haven't signed? Instead we get a 60 day vacate, our heat still isn't fixed, the damage is still present and we officially have to move. Jeff is the most unprofessional human to work with.
The only person with good communication is Rita but at times that can even be difficult. No one has offered to help with our ridiculous power bill. We didn't pay rent once and we get stuck with a 500. Late fee. We didn't pay because no one would contact us back or fix our stuff. We've never had issues with previous payments. If I could give zero stars I absolutely would.

It seems like this is a decent property management company but wanted to share my personal experience. I booked tour in the morning for the same day at 5pm. Was then asked to confirm at 3:30pm, as per typical procedure, but then received another text 45min later informing me that a “pending application” was received and thus my tour was canceled with a potential of reconsidering in 48hrs.
While I can appreciate prioritizing current applications, the process felt unprofessional and unorganized. I would’ve much rather proceed with the tour and be informed in person or received a phone call to ask my preference. I work a 9-5 and took time out of my day to be able to attend and leave work with the appropriate amount of time to attend the tour and view the area surrounding, to then be canceled on around 30-40min prior to the time scheduled. My time was completely wasted.
Oh, not to mention I also received a follow up automated text after the scheduled tour time thanking me for attending the tour (that was canceled) and asking for me to fill out an application. Talk about salt on a wound…
Just very disappointing.

So far in the first 6 months of working with the Hornberger group, it has been very difficult to get responses and any sort of clear communication. Frustratingly we have felt very unheard, which is not a good feeling when it comes to your living situation. The first 3 months were horrific. We showed up day one and our key didn’t even fit in the lock (easily should have been checked before we got it) and they had to redo all the locks. We got no responses or help until nearly 2 weeks after our apartment flooded. Numerous other occasions of frustrating time loss and zero communication left me just fixing things myself because nobody would respond. The point of renting is that if I take care of the place to the best of my abilities, that the property owner takes care of issues that arise. If I wanted to take care of it, I’d buy my own home.
It seemed to be mainly one difficult person on the team (also mixed in with some understaffing) that was responsible. About three months ago that difficult individual got replaced. Everything has changed. Our melds is responded to quick, and things are seemingly getting more professional. We have had a huge trash issue with dumpster divers leaving trash all over the yard. Today I looked out my window and saw the manager of this property, Jeff M, picking it all up by hand and cleaning it up. Now that is a selfless manager! Although I’ll say it seems like the Hornburger group is working on staff improvements, the ONLY reason I’m giving them a remotely good rating is because I saw JEFF M. out there getting his hands dirty and going above and beyond in his job. Just a tip to Hornberger property: people like Jeff need to get raises and be put in charge, and people like unsaid previous employees need to be replaced entirely. Reward those who work hard. JEFF single handedly saved you from a one or two star rating because of his hard work. I’m looking forward to seeing the ways this group makes good improvements.

Just want to say that this property management company has been the worst to ever deal with in regards to getting someone off a lease and the communication from them sucks. I would not recommend this management company to anyone. We tried since September to get someone off of my lease and have someone take it over, they finally got back to us yesterday ( 5 months later) and will not wave a charge to get them taken off the lease, the company has been a nightmare. The people who work here are lazy and unprofessional. Also mind you every-time they message me or my pass roommate they either get the address wrong for the place that is rented or they don’t make any sense with communication. Just choose wisely when looking for a management company. If i could give zero stars I would.

Highly recommend The Hornberger Group! The move-in process was simple and straight forward!
They are also great with maintenance requests even when doing something as ridiculous as locking myself out of my rental. They were quick, responsive and helpful. Special thank you to Anna and the maintenance team!

I have met so many team members and know a handful by name already.
They made extreme efforts to making my move in process easy, including answering my questions in a timely manner, helping me find a place affordable for my needs, and over all having compassion for people.
Their homes are beautiful and updated.

We have worked with Hornberger Group for a number of year now. Rita and her team are fantastic to work with and very responsive to our questions. She has great ideas about property improvements as well and is always a joy to work with. We also work with Jeff who has been fantastic as well. The Hornberger Group is one I would recommend!
