What is not obvious from his real estate webpages is that prior to becoming an agent he was a successful real estate investor, and has been assisting friends and law clients on real estate related issues, and finding strong investment deals for himself and others, myself included, for years. We had multiple open houses, but but the good offers were hard to come by— and when one finally one came, and we accepted— the buyer ended up asking for tens of thousands of dollars in credits for repairs. They were threatening to pull out of the deal and making lots of noise about issues with the property. Richard said to me: “Im not buying it, we’re the only deal that fits this buyers needs in the whole town, I don’t think they’re going anywhere. I say we give them nothing.” I deferred to richards judgment, and we told them to pound sand- and they said “ok but can we at least have $1000 for the stove” so we gave them $1000 (as opposed to tens of thousands) because Richard’s instincts were spot on, that the buyers were bluffing. I was not an experienced buyer- and I was buying a place in a very competitive market and we saw a place that Richard identified, and I agreed, was the best house by far in that market for the price point, and we decided we needed to procure it. ("if you don't buy this let me know and I will" he said) I wanted to go a little over ask, but after lots of back and forth, he convinced me "Offer what it was worth to you, not what you hope you can get it for" so we ended up a whopping 10% over ask, with certain contingency waivers and other concessions (uncomfortable but a good idea in the end), and after some nail-biting days of silence where they were going over their 5 or 6 or more multiple offers and deciding- they picked us. And I ended up with the best house in town, which I both use, and make a killing with on AirBnB (because again, due to various factors, it is the best place in town). Investment of a lifetime, would never have gotten it if not for Richard's diligence, advice, and deal strategy.
