I began working with Kathy and the Osprey team a few years ago after a wretched experience with my previous management company. The thing that makes Osprey elite is their staff that actually cares about the property, the tenants, and the owners. I have always received prompt communication which is so valuable when you’re not in the local area. I wish I had saved myself time and stress and always been with Osprey. They frequently check the property which sets owners at ease. Their maintenance team always sends quotes quickly and makes it easy to understand what is needed. Thanks for a stellar job and looking forward to a great future with Osprey.

I would like to start by saying the reviews on Yelp are more accurate for this company. My experience with Osprey has been one of the worse experiences from their lack of transparency, to lack of organization and the general screening process for tenants. I would highly recommend doing research before signing a contract with Osprey. While the team tried to rectify a situation that should have never occurred, they had every excuse under the moon for why it happened and took no ownership. The 10% fee is industry standard, however I feel was a waste of my money for the service I received. I specifically put I wanted one dog in my home and ended up with tenants with 2 dogs and one rabbit and in the end the second dog didn’t need to be disclosed because it was an “emotional support animal”, which is a law that they produced for me weeks after the issue was discovered. The company charges the tenants a $199 “Pet fee” that is retained by the company and when I asked what the fee was for and why the tenants were charged the response was to run a background check on the animals. Well this was a complete joke, as I still ended up with more than the approved amount of animals, destroyed carpet and a home that now has subfloor damage from urine stains. So I would question the type of “background” check and validity it holds other than just a way to get more money. I would also like to point out to new potential customers make sure you read over your contract very closely line by line and ask for an itemized copy of the fees they charge for a new renter set up, as they tacked on a $100 fee to “test” smoke detectors and that comes with the caveat that these smoke detectors were battery operated in the home and also tested before move out, as I was told by the individual whom sold the contract to me they needed to be. Also they will try to send their contractor out and ofcourse the fees they charge are 5 to 10 times the cost of industry standards. Make sure should you use this company, you ensure you get a clause in your contract that they need to contact you for anything over $50 or they will charge you substantial fees. Now these are just a few things that stand out based on my experience, however now that I am out of the contract with Osprey the biggest red flag has occurred. My tenants were out of the house later than my signed contract with Osprey, while I am glad to no longer have to deal with the incompetent staff I find it odd that because the contract ends early they have made it my responsibility to manage the security deposit and communicating with the tenants. This seems to me like Osprey just completely dropping the ball for not only me their customer, but also the tenant. Please ensure you also do not let your tenants utilize their “Move out” cleaners or Carpet shampoo services as this will be REZ contracting and they will leave the house a complete disaster and charge the tenants double the fees. Another missed communication, as Osprey told me I needed to schedule these services, only to be told the tenants utilized their services and did it… for the low cost of well over $650 for both. I would like to mention that I had a move out clean and carpet cleaning scheduled with A+ rated companies on BBB for $400 total. Buyer beware and do your research.

My daughter have a car accident on February 2024 now she have a brain injury. Now I when to the company for help to rent and management my house, this was the biggest mistake I make in my life. Why this company keep telling me something need to fix so they can take my money. They didn't fix anything all lies,in my time of need this company don't care about any one but then self. To all my young black family please keep away from this company.i tell you to repair the window , the first month rent your company take the money the second so don't go there .the company need to stop take people money. I tell you I don't need your service so why I need to pay 8 month went I only have 5 more months in the contract. I wish I read before I when to the company.

Excellent Experience! Working with Osprey Property Management has been truly outstanding. Kathy Flores and her team were incredibly professional, helpful, and informative at every stage of the process. They took care of all the details, such as setting up electricity and water services, and kept us updated at all times. We originally went with a different management company not mowing much about the business, after a horrible experience we tried Osprey, and have been very relaxed. They manage the property well, keep on top of things, and keep us up to date if we have questions. It has been a much better experience since we switched, and now we can rest easy knowing our property is taken care of. Even the small steps like making sure the A/C filters are switched keeping our investment safer.

They were also incredibly patient, listening carefully to our needs and answering all our questions. Thanks to their attentiveness, they found the perfect property for our son!
