worst place ever, I do believe you have to LOOK a certain way to have respect from CAT. So please believe some of these reviews. My first day moving in they gave me the WRONG keys, then was told by Cat " girl your lucky i was still in town I was about to leave" like seriously? As well them putting a lock box on my door without my permission because the owner wanted to sell. Please just be mindful if you all decide to move with these folks , but if you dont look like my on the brown side you'll probably be treated differently. and before I receive a comment back saying Im just being rude , I have emails KEPT and videos KEPT and that sweet ole greeting I got when I got the WRONG set of keys .

I would avoid renting from this property management company at all costs. They are set up to cater to their owners, at the expense of a positive experience for their renters. When I first read the lease, I hesitated to sign because it was the least renter friendly one I had ever read. They spell out in the lease that they will take a ton of your money for cleaning and other bullshit. I was hoping, as had been my experience in the past, that most of that was in there to guard against problem renters, and as long as we didn’t trash the place we wouldn’t be subject to most of it.
I was wrong. They nickel and dimed us the entire time. 25 bucks a month for the “convenience” of having hvac filters sent every month. 500$ worth of carpet cleaning every year you are in there. 250$ to send out a plumber for something I could have fixed myself but it was “our fault”. Showing up every 6 months and demanding to be let in every room of your rental to take pictures was incredibly invasive. I have never in 15 years of renting not had a full security deposit returned to me, and they took almost all of mine.
These people are out to squeeze as much extra money out of you as they possibly can. Read that lease carefully before you sign, and know that they will charge you for every little thing they say they will and then some.

I have just started my relationship with Osprey Property Management, but I have been impressed with them. They have made renting my house very easy and have walked me through the process. I would recommend Osprey to anyone looking for a good PM company.

I began working with Kathy and the Osprey team a few years ago after a wretched experience with my previous management company. The thing that makes Osprey elite is their staff that actually cares about the property, the tenants, and the owners. I have always received prompt communication which is so valuable when you’re not in the local area. I wish I had saved myself time and stress and always been with Osprey. They frequently check the property which sets owners at ease. Their maintenance team always sends quotes quickly and makes it easy to understand what is needed. Thanks for a stellar job and looking forward to a great future with Osprey.

I was their loyal customer as a tenant during 3 years. Unfortunately, after “move out inspection”, they charged me for the things (by saying cracked outlet, or loose towel rack) I haven’t caused and cut my deposit. They can’t even come up with the photos/proofs of those from move in inspection. They just rejected my dispute even I could offer the photos. More over, after their dispute procedure, they say that : “their answer is the last decision and can not be arguable”. Who does decide this? Which law decides that you have the right to say the final word? Why do you make people pay more with their deposits? Why did you charge me to pay $342 for carpet cleaning while I could do that for around $150 with other companies?
I’m not after money, that’s fine. But this behavior of yours is not professional at all and puts people in funny positions. Absolutely I do not recommend and spreading word among my colleagues in the community. Not good Osprey PM, not good…

Working with Osprey Property Management has been truly outstanding. Kathy Flores and her team were incredibly professional, helpful, and informative at every stage of the process. They took care of all the details, such as setting up electricity and water services, and kept us updated at all times. Their commitment to customer satisfaction clearly reflects the quality of service they provide. I highly recommend them!
