I don't often write reviews, but the professionalism I have experienced during my interactions with Columbia PM deserve recognition. Look, Property Management cannot be is not an easy business. That is why property owners hire them. I think we can all recognize that working with tenants is often difficult. Columbia Working with tenants can be really hard work and CPM impresses me with their ability to handle unhappy tenants with professionalism and empathy. That's something I am unable to do I know I cannot deal calmly with when unreasonable requests or expectations. are put forth by tenants. Scott and his team are always on top of tough situations. They can be relied upon to make tough but fair decisions, keeping both owner and tenant in mind when recommending solutions.

I had the pleasure of working with Columbia Property Management during our search for a property management company in the DC area, and I cannot speak highly enough of their team. Although we ultimately decided to go in a different direction, their professionalism, expertise, and commitment to helping was outstanding. Scott took the time to thoroughly answer all of our questions and provided valuable insights into the local market. It’s rare to find such good customer-focused service, and I would absolutely recommend them to anyone looking for property management services in DC. Scott Bloom and his team at CPM have managed my property for almost a decade and have done so with a high level of professionalism, knowledge, and strong operational support. I am an out of state owner, so having a solid property management team was vital to me being able to keep my investment. They provided quick lease-ups at or above market rate, low tenant turnover, great competitive bids on contract work, and reliable industry guidance when I had questions, all for a very reasonable fee. I would highly recommend Scott Bloom and CPM to anyone who is in the market for property management services.

I own some restaurants so we don’t have time to worry about our rental property. I feel confident using Columbia Property Management, Scott and others who work on his team. They are always helpful and kind. Very patient with me. They helped us all along the way to take care of renters and all of the legal issues that came up. And we had some long term, expensive headaches with tenants. Every time I had questions or needed their advice they gave good information and helped us with our investment.
I referred several friends to Columbia and they use the company to manage their rentals in DC. When I have another rental I will hire them again. I feel like they built a strong partnership with me and are almost like friends now.

July 2024 Update: CPM townhouse so badly managed that tenants will leave solely because of them, despite loving the property.
Vendors entered our property without tenant approval more than five times in one year, yet CPM continued to not take responsibility for it. If a property management company tells tenants that random people entering their apartment isn't a big deal, then they're clearly not tenant-friendly. They tried to discredit my roommates and I over and over rather than actually take accountability for their vendor policies.
CPM is definitely skirting the legal line and I'd be surprised if they're around in 2 years. Safe to say we're moving out & it's a shame because we love the house itself. *Note that all the positive reviews are from house owners, not tenants.*

JULY 2024:
CPM told us 2 weeks before our lease was ending that they were increasing our rent 1 month into the new lease. They used an addendum to get around the 30-day minimum notice (a DC law). Therefore, we had 2 weeks to decide whether to agree to the rent increase/re-sign the lease or not re-sign (not 30 days). This was also just few a weeks after a new roommate moved in (lease takeover) who was not aware an increase was even on the table because of the 30-day requirement.
On top of all this, when our new roommate went to the CPM office to pick up her keys, nobody from CPM was there at their appointment time and our roommates had to lend her a key to move in. You'll see many reviews with missed appointments.
JUNE 2023:
Summary of all issues we've had with our lease renewal over the past month:
1) Started renewal process 1 month late because CPM had the wrong lease end date in their system. This gave us less time to find a roommate to take over one of the rooms.
2) Provided mixed messaging about the RBP. At first, they said that it was required, but then said it wasn't after we asked specific questions about it. Unable to answer basic questions or provide a copy of the group renters insurance policy included in the RBP upon request.
3) Accidentally sent a field agent to our apartment for a showing 2 weeks after we indicated our intent to renew the lease (The amount of disorganization here is actually impressive 😂).
4) We've had ***MULTIPLE INSTANCES*** in 2023 of maintenance workers entering our apartment without ringing the doorbell and making their presence known before entering. These have been due to CPM telling the maintenance companies that the apartment would be vacant when it isn't. This is a huge safety issue, especially because we have a dog who is not friendly to strangers (which was noted over and over).
The communication throughout the entire process of renewing our lease has been poor and disorganized. I would not recommend a CPM property because their fees are increasing and the value is not there. Their admin fee also increased from $150 to $350 (on top of a $50 application fee) so it's $400 to just apply 🚩🚩
They are now requiring a "Residents Benefits Package (RBP)" for all leases which is $50/lease monthly. Besides the credit reporting, all of these services are basic expectations of property management companies (general maintenance, ordering HVAC filters, and providing an online portal to pay rent- which we also have to pay a convenience fee for each month). All these "features" are already paid by the portion of the rent CPM takes from the owner.
FYI- The group renters insurance included in the RBP does NOT have the coverage of a basic renters insurance policy, even though they say that it does. Please read over the policy & make sure you have enough individual renters insurance coverage!
