Property owners: I believe reading the following in full is worth the few minutes it will take. If you decide to use Byrd, beware that their team is slow to respond to inquiries. When they do, each reply is also slow. Their team members have full-time jobs. Their system is nearly fully automated, great for scheduling self-tours, but horrible for getting answers, completing the application process, following up, etc. I was also surprised to learn that their property owner clients do not know that Byrd charges applicants an additional $199 as an application deposit. Yes, this is legal. However, Virginia law states that it must be fully refunded within 20 calendar days if applicants aren't approved. In our case, we were not approved and did not receive a refund within that timeline. Worse, we had to force Byrd's hand to issue one by pointing out the law to them (as in their communications with me, they said they'd only issue one as a courtesy). If I may, I highly recommend property owners seek other representation. Byrd may have a catchy-looking brand. However, in my experience, they run an unresponsive company that seems bent on making every buck they can on the backs of their applicants. I wouldn't be surprised to learn that's where most of their income stems. Please note: I was 1 of 2 co-applicants but wasn't the primary one. We did not want to include me on the lease because my credit recently soured. As such, we explained this to Byrd upfront and wanted to submit one application in my co-applicant's name. She planned to pay the entire first year's rent upfront (this was highly desirable to the property owner, explained to me by themselves). She also had an 820 credit score and was well-capitalized. Alas, Byrd did not approve us because of my bad credit. However, I frankly don't think that's the real reason. Again, we planned to pay all rent upfront, including any subsequent years should we renew. Instead, I believe Byrd did not do so out of spite because before deciding to apply, I spoke with the property owner to relay our bad experience. I also told them we were approved and planned to move forward with an identical unit in the same building. However, I developed a positive rapport with them. And because we liked their location in the building and slightly higher-end appliances, we struck a verbal deal to move forward. Soon after, Byrd apologized and acted normal but pushy through the application process. All the while, and in hindsight, they seemingly worked behind the scenes to sabotage us. I do not have proof, but I believe my assumptions are fair based on our experience and Byrd's actions. -- Reply to reply below For clarity: We plainly said that we thought your team's ability to answer straightforward questions after we toured the property was untimely (24-48 hours). The application turnaround time itself was okay (4 calendar days), and we submitted the few documents that your team requested within 15 minutes at most. Poor credit, unemployment, and marriage divorce status were also shared upfront for transparency and feedback. At this point, an upstanding firm would flag any concerns to save all parties time and money. Your team did not because, again, we were paying the entire year's rent upfront. Notably, for the same applicant, we also gave you a reference for testimony of excellent rental history for the four most recent years. With regards to the refund process and putting aside the tech-bro speak ("a hiccup of our rapid growth" 🤮), your team did not "happily" refund our two $199 fees. To the contrary, it took over 20 calendar days (what Virginia law permits), and only paid after we sent ~5 cordial messages. When you did pay, you only refunded one of the fees. It wasn't until we sent another communication that the second one was paid.

Outstanding! Diligent! Responsive! Hard working! Dedicated! So many other words that I could use to describe the team. They have been great to work with from day one and have never disappointed. We have used four other property management companies in our previous rentals and they are the best by far. You are lucky to have them as a property manager or a landlord. Absolutely recommend!!!

Morgan with Byrd Property Management has done a fantastic job for my clients. It was an emergency situation and Morgan basically saved the day. He did an excellent job marketing the property, meeting potential tenants and qualifying them. My clients now want to switch all their rental homes to Byrd Property Management. They’re highly recommended!!!!

Byrd management and Morgan Porter manage our Chesterfield property as if it were their own. Dealing with Mr. Porter is like being with family. He is honest and goes above and beyond anyone else in the business. I recommend this agency highly.

Byrd Properties manages the unit I stay in, they are great. Very responsive and helpful, I left town for an extended trip and ask them to come by and check on the place for me while I was gone. They would send me a photo of the unit and a little report letting me know all is well
