As a real estate investor, you need an agent that really understands you, your needs, and can speak the language of an investor.  You want to work with a top agent, like myself, to ensure you get the best representation, team, and resources to get you results for your real estate goal.  Most agents don't even own a home - and less than 1% own more than 3 properties!  As an investor, how can you trust an agent to help you buy or sell your investment/s when they: 1) don't invest in real estate themselves, and 2) they're NOT in the top 1% in their area in production?  How well can an agent that isn't successful in their own marketing and line of work, help you find success in marketing your property for sale or help you buy a smart investment property? I'm Josh - a real estate investor and entrepreneur myself.  With a background in engineering, I'm focus on finding solutions to problems.  I am OBSESSED with real estate and solving problems: for me, for clients, and for others.  This obsession has helped me to quickly scale to the top 1% of agents (#33X out of over 34,000 licensed agents in 2023 and trending up!) in the Tampa Bay area because I ask better questions, more questions, and more importantly, go find the answers or make them.

*LONG-TERM RENTALS*
1) I own 4 long-term rental units personally
2) I have an excellent property manager at a GREAT price and even better: is actually a good property manager
3) My vendors and my experience/knowledge can help take a deal from: not an opportunity to a great opportunity through creative ways to add value, increase revenue, etc.

*FLIPS*
1) I only take on 1 or 2 serious clients in FLIPS at this time
2) I do not work with new flippers, or flippers that are not using cash (no HML)

2) I have sold and purchased using creative means: so if you're needing to sell but have no equity, there may be a way I can help with you still being profitable.

**I DO NOT WORK WITH JUST ANYONE**
I value trust, honesty, hard-work, and people who also take immense action like myself.  I have been able to help and work with so many incredible, like-minded investors and get results.  I value and respect my time, as well as yours.  If you think you're someone that is looking for, and can relate to the values I mentioned above then let's connect and let's get to work!  
**The types of clients that will NOT BE A GOOD FIT:
1) If you are an aspiring wholesaler, looking to connect to get distressed deals from me, no need to reach out.  I reserve those for clients and have no problem moving that inventory.
2) If you are a new investor with no experience, no capital, and want to learn about click-bait strategies such as: airbnb arbitrage, Sub-To, or wholesale I am not your guru.  I don't have a course to monetize victims into schemes that largely do not work/exist in reality you'll have to pay someone else to exaggerate to you about getting rich fast.
3) If you want to do flips, but have no experience, and want to 100% finance your way through one I can't help you.
4) If you want to buy a long-term rental, outsource the management, put minimum down, buy turnkey, in a "good area", and expect a "10 Cap" or "10% CoC"; I can't help you.
5) If you "represent" a group of buyers or representing "someone else" in the pursuits of a real estate investment, I can't help you.  I get results and people who can't come to me directly don't get results by outsourcing such a critical component to real estate investing.

Josh went above and behind to help me land my first STR as an out-of-state investor. It was obvious that he didn’t want to just find any property and collect a commission check. He wanted to find me a deal that would give me the best chance of success with an STR, and he did just that. Now I fully understand how important it is to work with an investor-friendly agent like Josh.

We bought a house with Josh and he was absolutely fantastic! Josh is super knowledgeable and will spend time with you ensuring you are prepared for success. You’ll be able to work with josh the whole time, he won’t pass you off to other people after initially meeting with you. He has an awesome network of people and his team is incredibly efficient in getting everything done. Josh always responds quickly and works fast too. We felt like the process went super smoothly with josh and we look forward to working with him the next time we are looking to buy a house. If you are considering Josh for your Relator be it your personal home, investment property, etc he is a great Relator that will do his best to put you in the best position possible. I met Josh when I was just starting to think about getting into real estate investing, but I had no idea where to start, and didn't expect to start anytime soon. When I connected with Josh, he walked me through a bunch of different investing options (including house hacking). He's extremely knowledgeable about the Tampa Bay/St Petersburg area, and has a clear vision for how he thinks the market will grow in the next few years. Within two weeks of reviewing listings that Josh provided, I identified a possible opportunity for a house hack. Josh moved quickly to run the numbers with me, view the property, and make an offer! I closed on the property, and got a great price (based on Josh's advice on the offer). I'm looking forward to working with Josh again!

I’ve read the other reviews here and although they are good they do Josh zero justice so please gather around. You want Josh on your team. He knows the market well whether you’re looking for investment properties, your first home or your forever home. He will hustle for you. I've witnessed it first hand for me and I’ve seen him in action for his other clients. He is well-versed with the ins and out of the Tampa bay/St Pete market. That’s where we focused our energy. Not only did Josh help me create buy boxes to help avoid the distractions of all these other shiny homes he follows up with virtual meetings to review them. WHO DOES THAT? Someone who is invested in your success, that's who! At times Josh was more excited than myself. When we did narrow down on a property he scheduled another meeting to go over the comps. Again, wow. Most other agents would just look at the comps and tell you what they thought. Here, Josh made an effort to involve me and show me each comparable property. Amazing. What particularly stood out for me was how he handled the negotiations. After viewing a property I wanted to wait to put in an offer. He quickly put the kibosh on that and provided sound advice. Although he advised me on the numbers I ultimately decided the offer price. I’m so glad I listened to him instead of waiting because we went under contract the same day for the price I wanted. He was instrumental during the inspection period where a myriad of contractors were coming through to poke and prod the property. We had to extend our inspection period a few times but Josh worked effortlessly with the seller’s agent to keep everyone on the same page. Josh came highly recommended to me and now I see why. He is an expert in this area and is an investor himself. You can see his eyes light up when he talks about investing. He has a big soft spot for STRs so for all those out of state investors looking for a great STR property Josh is your huckleberry. Josh is a wealth of knowledge. Whatever you’re looking for Josh will have you covered. You want to buy a small multi family? He’s got you covered. You want a condo in downtown St Pete. You’re set with him. You want to find a great property for STRs? He’s your huckleberry. It will be your loss if you fail to reach out to him. I, for one, plan to work on several more deals with him. October 2023 update: I can not praise Josh enough. This guy is down right wonderful. Several weeks after I closed on the property which required foundation work I come to find out that Josh pushed for the contractors to come back and fix the cracks in the walls resulting from the foundation adjustments. Not only did they repair the dry wall but Josh pressed them to repaint the walls to match (take a gander at the before and after photos). All the while not a word of this was spoken to me until after the repairs were made. This guy is just unbelievable. Josh has your back whether you know it or not. It’s this intangible trait that defines who Josh is as a person. He is truly invested in your success.
