Let me save you the waste of time and money looking anywhere other than Laura and her team. If you are looking for the best property manager in MO then go with Laura. No BS, no ticky-tack fees, extreme accountability, and she honestly cares about the tenants and her landlords. Quick responses and turn around. We have been with Laura for years and have been impressed every step of the way.

I cancelled the HVAC request because I was threatened to be charged for just a filter change if that was the issue so I changed the filter waited and that was not the issue. Yes it was an emergency when my 3 kids under 3 were red and sweating in a 92 degrees house are they supposed to sleep outside since outside was 75 degrees? Is that what you’re saying since again the outside was cold and apparently it wasn’t an emergency? The house was not 75 degrees it never went under 88. Were we supposed to stay outside all night and sleep outside? We pay rent every month to have a roof over our heads the least you can do and have is sympathy for children.

As an out-of-state investor, it's incredibly important to have someone locally who is knowledgeable, trustworthy, dedicated, and has great negotiation skills. Laura embodies all of these qualities. She's well connected and has found some great properties for me. And she's gone above and beyond to provide guidance and assistance to me as a new investor. Her efforts on my behalf even extended to a property that I purchased shortly before meeting her. I feel incredibly fortunate to have connected with Laura and I look forward to working with her on many more deals.

I found Laura through bigger pockets and got her help in getting rental estimates, ideas on markets to invest in, and running past her properties I was looking into and her knowledge and experience is IMMENSE!
Her experience as a real estate agent and property manager helped me a TON in navigating purchasing my first out-of-state property.
If you're looking for an agent who knows her stuff, especially in the Missouri market - Laura is her! And if you're looking for a property manager who knows their stuff, is EXCELLENT at communication and responsiveness - she's the one you'd want managing your property!

Laura is not only an amazing real estate agent, and property manager, she's also an amazing person. I highly recommend anyone looking for investment real estate properties in the Kansas City area to consider Laura for both your Agent and Property Management needs. She works extremely well with out-of-state investors as well (like myself). Feel free to contact me if you need more info or have any doubts. She was the driver behind finding and closing on an amazing duplex deal in the KC area, getting it rent ready, and getting new tenants in. She EXCEEDED her own rent expectations and signed tenants at 6% more than we thought we could get! EXPECT BETTER! That's her motto and I now know why.

I first spoke to Laura in early April of 2022 (4.5 months before writing this review) and spoke of my desire to enter the KC multifamily real estate investment market (I have other properties in Indianapolis but chose KC for more MF inventory). I interviewed 4 other real estate agents in the area and it was an easy choice to choose Laura over the rest. She has rental properties in the area, has worked as an agent and property manager in the area for years and is extremely knowledgeable about the rental market in the area. She helped me understand the different areas and the pros and cons to each area. She has managed properties across most of the area and knows what types of tenants each area attracts. She has great instincts. She was very available to tour different properties and give recommendations on what she thought of the property. She was able to steer me away from some properties that looked good on paper but would have been a horrible investment. We identified a great-looking duplex on the south-side of the area and Laura put together a great offer that was accepted. She was great through the entire closing process, recommending different companies to work with, and we were able to close within 15 days of having the offer accepted!
The previous landlord was charging $850/$1000 for the units and before we put in the offer estimated that she could get at least $1400/$1500. Within a month of closing both tenants had moved out as they were not interested in any rent increases. Laura was amazing at getting the different contractors in to fix the problems left by the tenants and clean the place up. We had to replace some appliances, repair others, replace some flooring and numerous other small issues. She got it all covered! When a previous tenant stole our perfectly good stainless steel refrigerator, Laura was able to pull the right levers to get them to return it to us! Laura was able to get the units under contract with new tenants before the work was even finished, reducing the vacancy time that we had. After all was said and done, she was able to sign both sides above $1500!
I waited a few months to write this review, just to make sure that she wasn't too good to be true. The truth is, she's great. She takes care of it all and I'm excited to see her continue to grow her business and become the next big name in the area. She's got the talent and the drive to do it. I highly recommend speaking to her and bringing her onto your team.

One of the first people who reached out to us when we began inquiring about investing here o BiggerPockets, and so glad we decided to work with her! During our initial search, she probably turned down more than half of the properties we looked at, because she already knew they would be difficult to rent. And of the remaining homes, she walked through all of them and gave an honest assessment of each one. Oftentimes we felt bad because she was looking at homes all over KC for us but she always insisted that it's more important that we get what we want and are happy with it. And we sure are!

My experience with Laura Lynne Real Estate as a Property Manager was at a level that I feel I need to inform other investors to help them avoid the same costly mistake we did. My first mistake was to not meet her in person, but rather trusting the recommendation from my realtor, my phone interview with her and online reviews. My goal is to layout the numbers and details we experienced and to leave you to decide if these details are acceptable for your business.
3 MONTHS: the time it took for Laura to personally set foot on our property after signing on as our PM
$23,000+: the renovation quote Laura insisted was necessary to flip one C-class unit that she had never laid eyes on
$5,500: the amount quoted by our new PM team to flip a larger and similar condition unit in the building just a couple months later.
$1,500: the amount spent for a last minute trip to Missouri to personally convince Laura that spending $23k+ to fully renovate this unit in a C-class neighborhood was unnecessary and foolish
10 SECONDS: the amount of time it took for Laura to agree that such an extensive reno was a bad idea after finally meeting me at the property
2 WEEKS: her claimed approx length of time it would take to flip a vacant unit during her interview
2 MONTHS: how long it actually took to (partially) flip the unit
$850: the cost to fix the complete garbage paint job she charged us for and still refuses to refund
3 WEEKS: the time it took to repair a tenant’s hot water heater because her policy is to have tenants and subcontractors coordinate repair schedules themselves rather than being the manager coordinating the repair (but still charges a 10% fee for managing subcontractors)
5 CALLS: in one week we personally had with the subcontractor for the water heater who couldn’t get ahold of Laura or tenants to complete the repair
$50: Her travel fee every time someone from her team went to the property because it was a 25-mile drive away
$75: her monthly fee per vacant unit, leading to little urgency on her part in getting units rented
0%: vacancy rate when Laura started as our PM
50%: vacancy rate by the end of 4 months as our PM
4 MONTHS: the length of time she lasted as our PM before quitting because we pressed her on these issues

The staff at Laura Lynne Real Estate is the best yet company. As long as you keep open communication with her she will work with you up and beyond. I I was to rate Laura I would give her a 20. However, that number is non existence. If you get an opportunity to talk to or with Laura Lynn I want you to know she keeps her word and your best interests at heart.

I worked with Laura Marks of Laura Lynn Properties in Kansas City, MO, as the property manager for my rental property over the course of a couple of years. As an out-of-state owner residing in California, I knew that effective communication and a reliable online portal were crucial for managing my investment, and Laura consistently delivered on both counts.
From the very beginning Laura showcased her expertise in the field. Laura is absolutely a five star property manager, a rare find in this business. As a real estate investor in my spare time, it is a blessing to have Laura and her team to help me out on tenant turn/placement and beyond. They are particularly standing out after my terrible experiences with previous property managers I had worked with. Laura is truly good at what she is doing: can price the rent right to place high quality tenants fast; have highly skilled and competitive in-house maintenance staffs as well as a network of trust worthy vendors; can propose solutions that work out in the best interests of her clients; very flexible in ways of collaboration and super responsive in communication; very organized and transparent in her property management process...
