Pace Inc & Faselt brothers, have the Knowledge-Capability-Resources-Network to help turn your investment dreams into a passive cash-flowing machine Iowa native , we are proudly born and raised in the ICR (Iowa City Cedar Rapids) area. My brothers and I have been lucky enough to gain a wealth of knowledge and experience in the industry over the years. My family owns and runs investment properties, but we also run a management company. The best part is that when you work with me, you get three for the price of one - my two brothers are always ready to jump in and help if I am unavailable. No charge extra. But that's not all! Pace also has a General Contracting company that can handle your project from start to finish, including fix-and-flips, BRRR and after-renovation appraisals. We even have a full maintenance team that can take care of any necessary repairs. We also can quote full roofing and siding job, Maybe you are looking for land development. We have that too. When I'm not busy building our real estate empire, I love to give back to the community. I sit on the board of the Greater Iowa City Area Apartment Association and I mentor elementary and college students at the University of Iowa, as well as international business guests. Where do I begin? The only time the admin team at pace was good with communication was before move in. They are nearly unreachable after. They have an office that is locked and you need an appointment to get in. To schedule an appointment, you have to call or email. Majority of the time there is no one at the phone, and they have no voice mailbox. When we originally moved in, TWO doors were broken like someone had broken into them. I reported this and routinely checked up on the status of the doors. After 4 months I put in a maintenance request and got a rude reply from Stacey in management to not put in a service request for something that already had an open ticket. I had no open tickets, so I was extremely confused and replied and received no reply. I was called in November about the doors being ready to install and they gave me a time frame, no doors. I called again and they said the doors had been installed and I told them they had not. Turns out they confused my unit with another unit that had the same problem. I then had to forward my original conversation with Stacey back in July to prove to them that the doors were broken on move in as if I was lying. The doors were then installed in December, and whoever installed it left dings all over the walls, a paint footprint on the bathroom floor, and wood shavings everywhere. This is just an example of how disorganized and helpless the management team is at Pace. The internet that was originally included in rent you now have to pay a fee for, and you can’t waive the fee if you get another internet company, since they use Big Dog and the coverage is extremely spotty. They now charge a fee for their lawn care and snow removal. Originally they would remove snow from the common and personal driveways, and now they don’t remove snow from the personal driveways and charge $80 for it. Rent in total over 3 years has gone up about $400. They bribe you to re-sign your lease 6 months in advance by offering a “free gift”, things like a shower wand or ceiling garage storage. Multiple other residents have had the same experience as me and have never received anything and get ghosted when they ask about it. Conveniently, that stipulation is not included in the lease and so they are not legally obligated to give you anything. My last month, my lease was up on the 25th, so I expected my rent to be prorated as it had been upon my move in. It wasn’t, and when I called to ask, they said it was in the lease agreement that the last month is not prorated. I read through the entire agreement and it never said that. I called and emailed multiple times to no avail. A ton of what Pace does seems borderline illegal, and I have no idea how they remain in business. With how inflation has made it impossible for people to buy homes and forced to rent from places like this, Pace should be ASHAMED for how they take advantage of their residents.

Taylor was an amazing technician and super responsive and helpful! He was very timely when our fridge broke on a Saturday and did everything he could on a weekend to remedy the situation. Come Monday he was at our door at 7:45 with a brand new fridge. He even made sure that fridge was in good order before taking care of other tasks. When we noticed an issue he returned immediately and remedied it! He was fantastic at checking in after the fix to make sure everything was still working! Taylor was awesome!!

Most worthless management company I have ever dealt with. Trash is supplied in our HOA dues for a rental property I own. There are 7 total Townhomes in our building. They supply 2 trash cans for everyone to put their trash in weekly. It has been months of calls, reports, emails, with nothing but empty promises of call backs and they never follow up with anything. DO NOT USE PACE, Terribly company

Terrible communication, Constant problems with things breaking, handles not even fitted to cabinet doors right and falling off and a lot of "landlord special" around the apartment. Only good part is, if the other mentioned things are ignored, it's a comfy place to live and keeps us warm in the winter with a roof over our heads.

Taylor is a great addition to the PACE Property Management team! He was incredibly helpful and informative while fixing our air conditioning unit. He showed great attention to detail and has the expertise to get the job done as quickly as possible. He was very considerate about keeping the workspace clean and explained all of the necessary tools for the job. We're very appreciative of his efforts, and our living room is as comfortable as ever. ☆☆☆☆☆

Omg I don’t even know where to begin. If I could give zero stars I would. Absolutely no communication between this company and tenants. They ignored phone calls, texts and emails and all I wanted was a key to my unit. The wouldn’t give me one for 2 weeks and 2 weeks after that, they finally gave me a parking spot. Property is disgusting. Animal feces and trash everywhere. My unit needed a bedroom door, shower head, a kitchen light, ventilation over the stove, ceiling fans didn’t work and 1 window wouldn’t open. That was the day I moved in. Nothing at all was fixed and the entire unit smelled like piss. They ignored my requests to have these things fixed and are now fighting me on the security deposit and I lived there 4 nights. Awful company.

I had to deal with them after they had taken over the property I had been renting. They are honestly one of the worst companies I had to work with. Anytime I needed something while I was living there I could never get anyone on the phone. It would ring for awhile and then someone would pick up set the phone down so that the phone would stop ringing but not answer the call. Emailing was not much better with no one ever getting back to you. And after you leave getting your security deposit back is like pulling teeth. No one wants to help you.

One star because at least it’s still standing. Honestly the most incompetent team of people I have ever encountered. *respectfully*. Shortly after moving in our ceiling fell down due to a leak and was weeks till we had alittle help-after we kept asking and asking. so after contacting the owner we got permission to fix it ourselves. When they were here to work on it though they made a mess everywhere and I still have texture spray on my lamp. I could go on and on. But please. Don’t say I didn’t warn you. I’m still here and I’m trying to stay positive but it could definitely be lots better.
