I had a HIGHLY frustrating and disappointing experience with this LLC, and I would caution ANYONE considering doing business with them! We originally entered into a contract for a property sale at $50,000, which was already below our asking price of $51,900. The original contract also included an unusually long 33-day due diligence inspection period, which was more than reasonable for the buyer and left us with an extended timeline, pushing the closing date even further out. Additionally, we agreed to a $500 deposit—far below the standard $1,000 to $2,000 range for a property of this value—in an effort to make the deal work for both parties. However, just one week before the agreed-upon closing date, they attempted a price reduction to $40,000—an offer that would have completely eliminated any profit for us, as we had purchased the property for $39,900. We countered with a fair price of $45,000, but they chose to cancel the contract instead. Upon receipt of the fully executed cancellation, we listed the property back on the market for $49,900, hoping to recoup our costs. I then decided to cut my losses, recognizing that time is money and turnaround times in this county were slow. I reached back out to this LLC, hoping to salvage the deal, and suggested a new price of $42,000, which would have allowed us to at least cover closing costs. To my surprise, they agreed to the new terms and we went back under contract. Yet, just one week before the closing date, exactly on Christmas Eve, they requested to cancel the contract once again. While the timing may seem irrelevant to some, it’s the principle that stings! This LLC demonstrated a clear lack of professionalism, commitment, and respect for the business transaction, leaving us feeling taken advantage of. I would STRONGLY advise ANYONE considering working with this LLC to proceed with EXTREME CAUTION! Their actions were not only unprofessional but have now cost us valuable time and resources. I WILL NEVER CONSIDER DOING BUSINESS WITH THEM AGAIN! They not only wasted our time once but TWICE which is completely unacceptable and very insulting! INVESTORS, BUYERS AND SELLERS BEWARE!!

Having signed a contract with Southern Impression Homes on 1/13/2021, my experience has been nothing short of disappointing and unprofessional. Initially, the process seemed promising; however, as the construction progressed, the builder consistently delayed the completion date, keeping me hanging in uncertainty. What truly shocked me was that after their sudden demand for a price increase of $116,000 just as we approached the closing stage (3 years later). There was no escalation clause on the contract. This demand, after years of commitment on my end and almost finalizing the purchase, was not just unacceptable but also a breach of our agreement. The lack of transparency and integrity displayed by Southern Impression Homes is disheartening. It's evident that the company failed to uphold its end of the contract, leaving me with immense frustration and wasted time. I strongly advise caution when considering this builder for any real estate transactions. The experience has been deeply disappointing, and the lack of professionalism demonstrated in handling this matter reflects poorly on Southern Impression Homes' credibility and reliability.

Purchased my first new construction SFR with Southern Impression Homes last August. I worked with Allison and she was wonderful! Exceptional communication, knowledgeable and helpful every step of the way. The entire team was pleasant to work with. Their property management team has exceeded my expectations, couldn't be happier! Highly recommend investing with them. When the time is right I will be contacting them again for my next investment.
