I was really impressed with Lukas, Patty and this company!! I had a really cool deal and had to get it closed fast. I called Lukas on a Monday, he told me we were good to go on that Wednesday and we closed on Friday.
I spoke to at least 20 other lenders that said they could close that fast only to find out they really couldn’t for one reason or another.
Lukas said what he could do and did what he said.
It was very refreshing to get to work with someone that actually hits their target objectives on time. It was phenomenal!

Lukas and perfecto capital fought tooth and nail down to the bone for this deal, it was guaranteed to fall through before they took over and what I can say in this review barely scratches the surface. I was seeking and going through funding on this property for about 6 months, I got into process with over a dozen lenders who all promised things they couldn't fulfill. It could not have been any closer to the wire than it was.
Perfecto went above and beyond to make this happen for us, this deal was pure chaos from start to finish and it shows this companies professionalism that they were able to take the flaming bag of shit that landed on their doorstep and turn it into a closed loan where so many others completely failed to do so.
I leaned dozens of invaluable lessons, and I have war stories I can tell to future clients and my grandchildren, all because perfecto refused to give up.

Worked With Juan Carlos Dilone for the first time on a hard money loan. I've been using the same lender for the past 4 years and wanted to try someone different. Juan was very responsive, gor a little better rate than previous lender and was able to close in 14 days as promised. Will definitely use Perfecto and Juan again.

As many people know, breaking into real estate investing can be a scary endeavor. You don't know what you don't know, you've done everything you can to prepare yourself, and eventually, you take the plunge! You HOPE you can make a big profit (don't we all?), you hope that you MIGHT make 'some' profit, you understand it's possible to loose (some) money, you fear loosing a lot. In the case of my first property, I lost a lot! (but only at first) I am grateful to have had Perfecto Capital as my hard money lender! As a new investor with little to no experience they took a chance on me, my vision, and my first investment property. Let me tell you- the renovation did not go as planned! Luckily they set me up with Colina as my account rep. Throughout the length of the loan she was understanding, helpful and encouraging. In a time of such great uncertainty, she continued to instill a sense of confidence and understanding that allowed me stay focused as I moved forward. As a result, my partner and I were finally able to re-strategize the property, (after a year of job delays, poor workmanship, break-ins and vandalism with insurance claims on the house) and eventually turned it into a cash-flowing property. Once it stabilized, I spoke with Lukas. He was of the same mind as Colina! He made it clear that as a company their goal is to provide a "human touch" to the hard money industry. I can tell you first hand that those are not just words. Because of their helpfulness and understanding, I get to be one of those investors who started with a true dumpster fire house, and was able to use it as a springboard of success! It was an amazing experience from beginning to end, I have done multiple deals with lending companies and always felt like they were doing me a favor (and they are, to a degree) and therefore I was to receive non friendly conversations while applying, with Perfecto capital It was completely different, it was like they work in my company and they have received orders from me to get this done, it was overwhelmingly friendly and easy, they made me feel like family. Perfecto is actually the 1st lender I ever worked with. They did a great job explaining how to calculate my numbers and how the process worked.
We've done 3 deals together now and they're one of the best. We closed on the last property in about 2 weeks start to finish.
Some other lenders like Lima One have taken over 6 weeks to close 😑.
Perfecto is the right lender to go with for a quick and smooth close.

This lending company and the team there is incredible. Whether you are a new or seasoned investor you will benefit greatly from partnering with Perfecto Capital. These guys deal in factual information and do not make promises they cannot honor. They have been able to close every deal I sent them so far including multiple flips and ground up construction with no stress like you experience with many other lenders. The team there is extremely friendly and they always answer the phone after hours. Carmen has been incredible as my direct point of contact and as my processor and always makes sure to followup and remind me of anything they need from me to stay on track and always goes the extra mile to make sure closings happen on time. Alex has been awesome as a closer and has coordinated all of my insurance quotes and handled all of the title company communications so that all I have to do is show up and sign on the day of closing. If you are looking for a company who you can grow your investment business with long term and always rely on, then Perfecto Capital is the best option by far. I say this after having experience with numerous other lenders around the county. Additionally, I have had numerous interactions with the founding partners / managers and they are actively involved in the business and ensure their clients are happy and taken care of.
