Investor-friendly agent specializing in long-term/buy&holds, fix & flips and short-term rentals. I started my real estate journey in January 2020 when I purchased my first single-family home. Since then, I have acquired 5 more single-family homes and 2 duplexes. I got started by doing a cash-out refinance on my primary residence (now a rental). I formed a partnership for my last deal to purchase 6 of the units. I manage 7 of the 10 units myself, so I can help direct investors on managing their properties. I am a licensed CPA and Financial Specialist, so I am comfortable reading and interpreting financial statements. As such, analyzing deals is where I can provide the best service. I have concentrated on cash flowing properties with a target of a cash-on-cash return of under 5 years. Working with Josh Nelson was amazing! He worked with my husband and I for over a year. He understood exactly what we were looking for and finally found us our dream home! His assistance during this process was invaluable as first time home buyers. He really went out of his way to make us feel comfortable and not rushed. He was always available quickly for questions which we appreciated. His friendly and relatable personality made him a pleasure to work with and we really enjoyed our time together!

Working with Carrie Bond was the best experience I have had after a long time. As first-time homeowners Carrie explained the process to my wife and I to our understanding. She was able to communicate promptly and was always available whenever you text her to clarify one thing or the other. She was always answering our questions and serving as a quick link between us and all other parties involved in the process. I didn't feel like it was my first time as everything went smooth and quick that we were able to close the deal earlier than we had anticipated. I would recommend her anytime any day.

This is our second time working with Rob Buffington and his team. He is very knowledgeable about the market and his team made the process of buying and selling seamless. They were very proactive throughout the whole process, kept us in the loop with any updates, and always available to answer questions. Working with Josh Nelson was a one of a kind experience. We definitely had a unique checklist for what we were looking for and he never tried to talk us out of a single thing despite the challenges. Instead he frequently said, let’s do it! Beyond that we looked at homes all over! We finally found the one that was quite a hike for him, but he showed up when he said he would. That reason alone, will have us working him for our lifetime. He understood us and he followed through. We highly recommend working with him!

How lucky were we? 'We chose to look at houses in the Lansing area and were very fortunate to randomly select Brianna Johnson as our agent. We called her from our current home in Ludington , MI. with a list of houses we were interested in. She called the next day and had showings set up at each of the houses. We were immediately very impressed with her professional manner and great personality. Throughout our journey to find a house she was always available and kept us informed at all times during the process. She was superb at scheduling, communication, and knowledge of the process. We are now looking forward to our new home in Lansing and would very highly recommend Brianna to help anyone find a new home.

Finding ourselves suddenly looking for a home, we were randomly paired with Carrie Bond and I am so grateful for our luck. She is earnest, knowledgeable, and had such a strong sense of what we were looking for that we found the perfect home in just a few days. She was remarkable at getting access to homes, coordinating times, and sharing her thoughts and experiences. Also, she is a delight.

Josh was very knowledgeable and helpful in every aspect in our journey. We purchased our first out of state rental property. He advised our on an offer that would be competitive and when it was accepted we felt comfortable to ask him questions or get his input along the way. He also connected us to a property management company and set up a meeting with the property management owner who was part of the final walk through. Communication is key and even though there was a 3 hour time difference he was always available to answer our questions and respond promptly.

I honestly cannot speak more highly of Josh. I met Josh as a new investor and he was so incredibly helpful. He was patient, responsive, hard-working, and he took the time to discuss each house with me. He is extremely knowledgeable of the area in which he works and has great contacts in the area as well. I will continue to work with Josh in the future and cannot recommend him more confidently to others.

I set a goal to explore out of state investments. So I connected with Josh via Bigger Pockets. I selected Josh based on all his positive reviews. And I’m here to attest that all of them are well deserved. Literally a few days after our first phone conversation, I get a text from Josh telling me that there’s a duplex in a great neighborhood coming up. He followed up with a video tour of the place - it looked like the listing agent was still there staging, Josh was very thorough with his videos. He pointed out every potential issue with the property that he observed. I really appreciate this - I have a better feel for the investment risks with such a detailed review. We worked together to successfully negotiate down the asking price. Josh introduced me to a local lender, a local Property Management Company and a local Insurance Broker. You get full service with Josh. Great agent. Highly recommend!
