Our first STR (short term rental) property closed a little over a week ago. I was referred to Easy Street Capital ATX for my DSCR loan that two previous lenders said they could lend on, however fell through after @2-3 weeks of “reviewing my documents” and their due diligence. My experience from beginning to end at Easy Street Capital was with Zach Edelman, and I have nothing but praise for him and his team. Initially, after being disappointed by two previous lenders “leading me on” (wasting over 6 weeks of my time), resulted in almost losing the property, as escrow had to be extended twice and the seller was getting frustrated. As a result, I was a bit pessimistic with Zach’s confidence in getting the deal done, however he was very transparent with the due diligence process within his team, and the time needed to close (~30 days). The property funded/closed less than 4 weeks from the first day I contacted Zach! To say that I was impressed and a VERY happy client would be an understatement!! I would highly recommend Zach and his team for anyone looking for a DSCR or hard money loan.

I’ve used Easy Street on several deals as a broker myself. They have definitely been the fastest and most reliable hard money lender that I’ve come across. Dustin and the team always make sure that my clients and I are taken care of, even after closing.

Before closing they assured me everything was in place and going great. The day before closing i called them just to make sure everything was good. It was then that they told me of about 5 things that they needed. They also gave me requirements for the insurance on the project (this is a LTR that we are remodeling). No one in the State of OK (where we are) could provide insurance e that met their requirements - because it didn't exist. Multiple agents checked with multiple insuran e companies. After 2 full days of frantic searching, I found a company out of Chicago that offered the coverage they required. However, because the policy did not use the exact wording that Easy Street required (although coverage was exactly the same per the insurance company) we had to go with a different policy which used their exact wording - cost me over $2k more. Closing was delayed from a Friday to the following Monday because of this. Then Easy Street didn't send the funds until the following Tuesday. I couldnt get off work yet another day to go to the closing so they sent someone to me at my W2 to sign on Monday. (The title company wouldn't give me they keys when I signed the paperwork, even though the seller had signed, because Easy Street didn't release the funds until Tuesday. The title company mailed the keys so i got them the following Saturday.) Before closing I gave Easy Street a detailed scope of work on their required Excel form which showed we were adding beams to the foundation but not replacing them, as recommended by a foundation company and my contractor, so we did not need an engineer or a city inspection. My contra tor did the work as previously approved. Easy street has had us submit and re-submit the scope of work with our expenses and receipts no less than 5 times. We have been trying to get the first draw for weeks. The latest is they are refusing to release funds until we show them an engineers report and a city inspection - which were not required by anyone in luding Easy Street.. I am going to lose my contractor be cause he cannot afford to keep his workers working without paying them. All because Easy Street is being so difficult. So here is the deal... the longer they can put off giving me money - that they agreed to lend me - the more money they make. Quite a racket they have going. Plus it costs me more money for things like my dumpster rental, interest on things I purchased with my credit card. I strongly recommend you use anyone other than Easy Street. I know other sisters have said they used them and had a good experience. I have also been told many sisters have experienced similar nightmares to mine. Even my contractor has said repeatedly thru all this that he has never experienced anything like what we are going thru in all the years he has been a contractor, and he does flips himself.

I worked with Zach to secure a property and it was the easiest closing ever. Zach is the Michael Jordan of STR lending - he is the G.O.A.T. I will never work with another company besides easy street! They are the best!! Such a quick, smooth process. Highly recommend for any real estate investor!

I can honestly say that Easy Street Capitol was a delight to work with!! Everyone was so kind and helpful while going through the process of my hard money loan. I was surprised by how “easy” they were to work with as a newbie and even with unforeseen delays they were patient and cooperated in a professional manner. Amanda Hart was my initial contact and she is amaZing to work with!! She was my initial draw to the company and why I decided to move forward on my loan. William Fay told me it would take 2 weeks to close on a cash out refi. I paid cash for the property, and have over an 800 credit score and after 2 months of going back and forth and them changing terms 4 times and adding additional prepayment clauses (higher rates and 3 year prepayment penalty clause), I decided to go with another lender (Ideal Lending) because of how long it was taking. I was approved in 3 weeks with Ideal on the same loan. As ESL quality control kept going forth and Bill and Mike Gooding were out of town with no backup, my appraisal lapsed and I was unable to use it with the new lender and had to pay for an additional appraisal as well. They also charged an upfront deposit of $1,600, of which only $500 was refunded. I wasted $1,686 and 2 months of my time.
