LendSimpli is a nationwide, direct private lender headquartered in Tampa, FL. With a laser focus on DSCR Loans, LendSimpli's experienced team prides itself on its competitive programs, clear and transparent communication whilst working with new and experienced investors - helping them to achieve financial freedom. LendSimpli's DSCR program is defined by several factors - minimum asset value of $100,000, minimum loan amount of $75,000. Property cannot be rural and must have sales and rental comparables in proximity. Minimum credit score is 660. Max LTV for a purchase and rate/term refinance is 80%, whilst a cash out refinance is 75% LTV. Minimum DSCR is 0.75x in most cases. Specializes in 1-4 units however, can finance up to 10 units.

As an insurance agent I work with many loan brokers. I had the pleasure of working with Jeff Billie’s on a mutual customer. His professionalism was outstanding . He was very understanding and timely with all of his responses. We were able to work through any issues and get this completed for the customer. I recently closed a DSCR loan with Jeff and his team. I've worked with other investment lenders in the past and Lendsimpli is honestly on another level. Everyone was really quick to respond to any question or concern which is super important. I felt as though I was getting honest, transparent communication throughout the process. The portal system used to collect the necessary documentation is great! Everything is very organized all in one place. Thanks so much everyone there. Excellent experience working with Jeff and his team! This first loan with LendSimpli was a cash-out refi. Great rates and customer service. Jeff was always available to address any questions we had and ensured we were all set through closing. Overall, they’re a great lending partner that understands the REI business and makes loan processing easy. We’ll absolutely be using them again.

This was by far the most challenging investment property deal I’ve done. Many challenges to get this loan to the closing table. My two investor guru mentors, Jeff and Blair, highly recommended LendSimpli and I’m very thankful to them for that. But I have to recognized Jackie Martinez and Mike DeBuccio for there help thru this process. They were very responsive and supportive. Could not have done the deal without them! This is my first but not my last deal with LendSimpli and I will definitely recommend LendSimpli to all my fellow investor. Thanks again.

LendSimpli has made it very easy for me to get the process of refinancing done. I am extremely pleased with the team of truly professionals that I worked with Ernie and Margaret, they've answered all my questions, got me the best rate and responded fast to all my emails and calls. Ernie even had to go an extra mile for the appraisal issue that occurred and was able to get the deal sealed and closed. Closing was a breeze. Would highly recommend them and definitely going to call them for my next purchase or refi. Thank you LendSimpli!
