Two years ago, they purchased a property for a fix and flip . Soon after purchasing it, they realized that the property had serious foundation issues and they had to tear down the project. They could not use any of the rehab fund from another HML , so they had to wait to save money and get help from friends and family. It took them 2 years to build 70% of the new construction project and used all the extensions allowed by the lender. When I met them , they were desperate and hopeless.
