Shawn Hicks spent a year from mid 2002 to mid 2003 learning how to effectively operate as a Realtor from his step father Tom Beasley. Shawn has been a full time licensed Realtor since August of 2003. At that time, the market was on fire. Being it was extremely competitive as an agent to break into the local Real Estate market, Shawn did what not many agents wanted to do at that time which was to focus on working with investors. Over the years it has been enjoyable & rewarding to help Real Estate investors find success. While many of Shawn's investors come from all over the US & world, Shawn does have a local loyal client base as well. Shawn is always glad to assist with finding someone's primary residence, but even then he has his investor hat on. While buying a primary residence can have some emotional strings attached, Shawn makes sure to also put some logic on the table pertaining to exit strategies as well as rental & appreciation prospects. Shawn is passionate about Real Estate, especially from the investment perspective. On a personal level, Shawn loves sports. College athletics even with the chaos associated with NIL are still one of life's simple pleasures. Shawn takes full advantage of the FL sunshine and all this state has to offer. I cannot put it any simpler. If you are in the North Florida area, work with Shawn. I know you may think that I am exaggerating but I am not. Shawn KNOWS the real estate market from an INVESTOR point of view.
As we know here in biggerpockets, Investors think differently and therefore look for different things. When looking for a Real Estate agent I didn't want an agent that would tell me "That house needs new painting and flooring, you don't want that house." NO! I would never make money with that type of agent. I needed an agent that understood the investor mindset to help me find great, cash flowing deals. And Shawn is that type of realtor.
He knows how to run numbers. He knows how to accurately run comps. He knows speed is a necessity. He has years of experience working with investors. He understands the psychology behind offers. He is very qualified.
He helped me close a deal within 20 hours of the property being in the market. He helped me beat a cash offer (I was offering 20% and financing the rest). He helped me closed in 15/18 days.
Would I recommend him to anyone? 100%

I worked with Shawn on acquiring a duplex. He is very responsive and answers or finds the right solutions to my questions. He moves quickly and gives you solutions with multiple options. It showed me that he knew what he was talking about and how to overcome certain scenarios should they arise. He also organizes meet ups in Gainesville Fl, for local investors to meet and talk REI. Shawn is an overall great human and I highly recommend him to my friends.

Not only does he have amazing local connections to help get the transaction closed, but he also is on top of the deal every step of the way. From when the borrowers were putting out offers to shopping for insurance, I have never had a realtor keep me so up to date with what his borrowers were doing. Shawn was amazing! As first-time homebuyers, my husband and I were so grateful to have his help. He was incredibly nice and patient in answering all of our questions. Having him around while checking out properties was great, because he was able to point out things we wouldn't have noticed, and we never felt rushed or hovered over during viewings.

My coworker recommended Shawn so I had good expectations starting out. I work nights and my fiancé works days but Shawn was able to work with us when scheduling times to see houses. When we were looking at houses he pointed out issues that might be concerning, such as floor tiles improperly installed and wood rot to name a couple. He was quick to schedule appointments on houses we asked to see, even within 24 hours. I searched around for different mortgage rates but one of the companies Shawn recommended gave us the best quote. He helped us find multiple insurance quotes, a very good inspector, and more. He was also very strategic in negotiations which led us to get to the winning bid on our new house. Even after we finished our closing, he was able to provide phone numbers for painters, handymen, and more. He even gave us a wonderful personalized gift that my fiancé and I love. I would definitely recommend him to anybody in search of a new home.
