I met Randy through the BiggerPockets forums about 2 months ago. I was a long-distance real estate investor looking to invest in the Muskegon, MI area. Within that short amount of time, we have hit the ground running and Randy has already helped me place at least two solid properties in my pipeline with accepted purchase agreements!

I'm not good at summing things up pithily for a little box on the internet, and I'm sure I will hit a text limit if I try to post any of the versions of a reference statement I've already started drafting, so I hope I can do justice to the service Randy provided me in the Muskegon area of W. Michigan by just getting to the point here.
I met Randy on BP while looking for places that still cash-flowed with prices having gone up in even the most linear markets to the point where it was a struggle to get much per door without going through a lot of value-add hoops I wasn't ready for at the time. Randy piqued my interest when he mentioned on the forums that I could find what I wanted in Muskegon. I had my reservations, having never heard of Muskegon before, but I wasn't generating a lot of leads elsewhere at the time, so I started looking.
I learned a lot about what I want as an investor through this process (as well as how to invest through a solo 401(k) trust with a non-recourse loan), and I learned how to work with an agent as an investor as opposed to an end user, and Randy was practically tailor made for this. He provides lots of market information, important details about the properties, and connects you with great resources locally (loved his home inspector recommendation, and how he brought in Lighthouse Property Management to provide their opinion on rents during a critical phase of a deal). But I never felt like he was a firehose of information. He always seemed strategic, on-point, and was clear-thinking, prioritizing our time and making sure we stayed focus and moving forward. Despite how long the process took, since we had a false start due to me not being clear on what I really wanted yet, it felt like we were moving quite quickly up until we ran into an issue with the seller's agent (long story; ask him).
Another thing I appreciated about Randy is how is a straight talker who pushes back on faulty or novice thinking, educating you and learning more about you rather than throwing up his hands and walking away. Once he thought he might have becoming off too terse, or abrupt or something. And, you know, *maybe* someone would have gotten that impression, but damn if I didn't appreciate having my time respected and getting straight to the heart of things so we could move forward efficiently and be on the same page.
I've worked with agents in 4 other markets since I started working with Randy, and I can't help comparing those experiences with my experience with Randy. There are definitely others like Randy out there who are efficient, to the point, who can dial in quickly on what you are looking for as an investor or who can intuit what it is you *really* want, who set you up with the right people and connections so you can build your team in new markets, and so on, but I have found that there is some hot air out there, too, quite a bit of misinformation, slower and less communication, and other problems.
Randy definitely ranks up there with the professionals I trust to protect my interests, help me make great deals, and to work quickly and efficiently. I didn't know Muskegon existed before I met him, and now I'm already thinking about my next deals there--I closed 12/16/22 on a 3-property package in a 1031 Exchange, a deal for which his opening offer was a home run that made everything else worthwhile and which he saw through despite some *interesting* complications. Once the dust settles, I'm going to take what I've learned from this deal and mine for more gold with Randy Charboneau. You should, too.

I met Randy through BiggerPockets about a month ago when I began my real estate investing journey. I am a long-distance real estate investor planning to purchase properties in the west Michigan area. Randy immediately responded to my emails and was more than happy to set up a tour of multiple towns in west Michigan for my research.
