New investors or any investors beware. I’ve worked with a realtor here and he did not have my best interest at heart. I was his buyer but he was more concerned of the fairness to the seller. He was also not knowledgeable with Florida real estate laws. I was also left to be present at the end of the house inspections alone as my realtor was in Europe for vacation and his back up partner didn’t want to be there. All in all- they’re not worth their commission rate whatsoever. Caution- Do not sign a generic 3 month contract with them as they will try to convince you to do so. Sign a contract PER PROPERTY to test them out if you really need to. I have a new realtor who’s more experienced in Florida and has better rates.

I regret working with Stephen Smith at EMERALD. His profile promotes expertise in tailoring services for investors, but my experience couldn’t have been more opposite. I approached Stephen with a straightforward 1031 exchange plan, relying on his advertised deep market knowledge to guide me in finding a profitable multifamily prpoerty. Instead, I was met with lackluster communication, generic property suggestions that defintely didn’t align with my investment goals, and delays that cost me valuable time in a competitive market. One glaring issue was Stephen’s inability to handle market negotiations effectively. For example, a promising deal slipped through our fingers because Stephen failed to respond to a seller’s counteroffer within the agreed timeframe. I later discovered from a loocal investor friend that this wasn’t an isolated incident, but a pattern that has frustrated others in our circle. The property management services, which EMERALD touts as “top-tier,” were also disappointing. I was assured my investment’s value would be “maintained and enhanced,” but the management team failed to address tenant issues promptly - resulting in an unnecessary turnover that set me back months in returns. This experience taught me a hard lesson: flashy marketing doesn’t mean reliable expertise.
