I am a small landlord that had 8 units with Smart Asset Reality. they are by far the worst PM I use. They flat out ignore Tenants problems, and are so un organized no one knows what's going on. Maybe if you have 1000 units they will pay attn to you but don't count on it, smaller guys should look elsewhere.

the original company I rented the home from sold it over to smart asset when my lease was up they told me to sign my new lease online and I did but they never informed me that I was going to be responsible for water trash and sewerage even though I was not paying those bills with the first company. I know I should of asked and informed myself before signing the lease and I take full responsibility, which is why I pay my bills but they don't even have a meter per unit so they divide the bill by 4 because i live in a 4 unit home, which isn't fair because they don't know if one unit uses more water then the other but that isn't the only use I have with the company. I have read my lease agreement and it stated that the owner of the home is responsible for lawn and snow removal and they will not go clean the snow, they canceled my maintenance request and wont even respond to my emails.
REPLY TO RESPONSE; you guys did cancel my first maintenance request and only after I submitted the second request did you guys not cancel that one. I don't know why I would have to send y'all pictures when you can send one of your maintenance to take them for you. I work office hours as well and I'm not going to come home to take pictures when that's part of your guys job. if you don't have people that know how to do their job then maybe they should get a different job. When you guys sent someone to clean the vacant unit and the backyard, they put all the trash in the recycling bin and in the side, did you ask them to send you pictures of how they cleaned because it looks the same if not worse.

I have no complaints when it comes to Smart Asset. They are always on point when it comes to solving any problems I may have encountered. Maintenance guys were very informative and efficient. They got the job done swiftly. Communication is top tier. I would choose them everytime. Thank you.

I have been through a lot of property management companies where I am at and Smart Asset is hands down the best. Mary, the head of maintenance is outstanding and whenever something needs to be done she makes sure that it happens. She makes me feel at ease that repairs will be taken care of when they are needed. Rolando has done quite a few things around my apartment and I can't say enough good things about him...... He is professional and very friendly. Highly recommend this company. Photo of my new door that keeps the draft out and my apartment nice and warm in the cold weather we have been having.

1 star is more than this company deserves. Since they've taken over, not only have simple services like trash pickup and landscaping gone straight downhill, but getting the most basic maintenance request addressed has been like pulling teeth. Tuesday of this week, a pipe under my kitchen sink rusted through in a spot that makes both sides unusable because any water will poor straight out onto the floor. It took them over 24 hours just to contact a technician. We're now nearly 72 hours later and I'm looking at going into the weekend without being able to do any dishes or really use the kitchen at all. I've tried the almost useless online portal for maintenance and given them a couple calls and still nothing because quite simply everyone is either to indifferent or incompetent to help. Do not even consider this company if you have even a little bit of pride in your home.

let me tell you about my experience with Cece (agent). She have showed me the first house that I had my mind was set on. I tour the home but something about it was off something told me to chat with Cece; she answered all my questions honestly and professional; she made me feel comfortable and confident about me finding a new house to call home. she saw that I was not feeling that house so she suggested another house she was showing within 15 minutes; as soon as we came to the house I liked it but I was excited to see the inside of it. we view the first unit beautiful!! but I couldn't do the stairs so she showed the second unit that was available...I instantly feel in love with it. I told Cece about my situation and she was willing to work with me to get that house. Cece is very understanding and can relate to people. As long you are very genuine, respectful and trustworthy she will have your back to get you a home. A week later and many phone calls later (lol) I signed my lease paid for my home got my keys and have been living stress free since then. THANK YOU SO MUCH CECE YOU ARE TRULY A LIFE SAVER!! Now give her a RAISE!! Other rental companies you NEED a person like Cece on your team!!

Rented with them for almost two years. The app to pay rent / request maintenance is top notch. They always responded quickly. The apartment is an old building that was given much needed updates by Smart Asset—the bathroom, kitchen, and walls.
I’m a whole different person.
