To anyone who is looking for a house to buy: if you see Emily Polanco’s sign in front of a property, I would strongly advise you to RUN! I wish someone had been kind enough to give me that advice before I started looking for a home. If you are a seller, this agent might get you an extra few dollars for your house, or you might get to keep an old lawnmower that you had originally said you would throw in with the sale, but there will be a cost. Some things they do may not be fully legal (but they may pass them off as “innocent mistakes”) and some things they do might be technically legal, but COMPLETELY immoral and unethical. You will likely have buyers that make offers and then walk away when the truth comes out, which will cost you money and time. Or you may have buyers who get scammed so badly that by the end of the process they tell you to get your things are off the property by closing day, because if you show up afterward they will consider it trespassing. If that’s the kind of transaction you want for your home sale, this might be the agent for you! And you might get to keep the old propane heater that you had promised to include, as the bonus for putting yourself and your future buyer through hell. If that sounds worth it to you, use these people as your listing agents. This was my FIRST home purchase. We only had 60 days to be out of our rental, and decided to buy a home quickly rather than sign another year’s lease at a higher rent. All I wanted was to find a house for my family that I could afford, that was close enough to my work, and to make an offer on a home based on what it was advertised to be, and what I was shown when I looked at it; then I wanted ONLY those things to come with it. That is basic decency/honesty and home sale etiquette. If the MLS listing says the home has a new dishwasher, and I see a new dishwasher installed at the showing, I expect the house to come with THAT dishwasher. If my realtor reads directly from the MLS listing that a riding lawnmower and propane shop heater are specifically included in the sale, I expect those items to be included. And if the square footage of the house on the listing is 2400+ square feet, I DO NOT expect to find out AT THE APPRAISAL that the home has ONLY 2000+ square feet, a difference of nearly 20%! So now I would be paying almost 20% MORE per square foot for this home, if I don’t back out of the sale! This agent passed that off as an “innocent mistake” on her part, but it is false advertising at best, and if it hadn’t been discovered prior to closing on the home, it would have absolutely constituted fraud and ended with attorneys getting involved. If that sounds like the kind of transaction you want to be a part of, as a buyer OR a seller, this is probably an agent for you! If you want sleepless nights, or crying yourself to sleep for weeks, because if you back out of this sale it might be too late to find another home before your lease is up and you have 4 kids that need a roof over their heads, but you know you are being taken advantage of and that this feels like a total scam and that you desperately want to back out of this deal, if you want to feel cornered into buying a home, if you want to be disappointed and sad on closing day, and cry yourself to sleep AGAIN the night you get the keys to your new home… if that sounds like fun, this might be the realtor for you! If you want to be a seller that does that to someone else, if you want to put some other family through a living nightmare, this could be the listing agent for you, too! But if you want to be happy about buying a home and know you did the right thing for your family, then I would STRONGLY suggest that you find any home without Emily’s sign in the front yard. No one should have to experience what I just went through. I wanted nothing more than for my seller and their agent to act as descent, honest people… and they both crashed and burned. Don’t put yourself or your loved ones through hell. Run from these people. Run from their signs standing in front of houses for sale. Just RUN.

Man comes up to door, doesn't knock. Leaves a yellow college ruled paper with a note saying he has a buyer looking for a house just like ours. "Patrick Fry call me". HOW ABOUT KEEP YOUR TRASH OFF MY DOOR. This is a garbage tactic. Take your off market deals and shove them where the sun don't shine.

Kurt did nice job acting as our agent, ensuring things were completed timely and negotiating on our behalf. On one item seller wouldn't take care of, Kurt stepped in to try to do it (unfortunately couldn't because it was 500lb removal but he tried and offered to get other help!) I'd recommend their services

I had a wonderful experience working with Carissa! She really took the time to show me the property and even told me about the area. She's very familiar with Spokane and I had never been here before, so that was a tremendous help. She was quick to respond and so kind and professional. She got my offer in right away and helped me close escrow in 15 days! I was amazed by her efficiency and I never felt pressured by her. I could tell she put my families best interest first. She even welcomed us with a very thoughtful gift basket waiting for us when we arrived. I love my new home and I never could have done it without my fabulous realtor!!
