My project started off as a hopeless case. Where was I going to get the money? For all the repairs I needed a burned roof and much more but, I looked into hard money's plans and showed them what I was trying to do and just like that, they made it possible. Now I'm a very happy homeowner. NO JOB TO BIG,AND NO JOB TO SMALL. THANKS AGAIN William for YOUR GREAT SUPPORT FROM YOUR TEAM. ...I've been working hard over the pass few months and the hard money team lived up to there promises , after every job they met me with a draw no later than one day unfortunately I had a bump in the road and they were there to help me. Trust me if you're rebuilding or just a touch up this is the way to go...

I’ve thought long and hard about this review, I’m not doing this for me, I do this for the consumer seeking funding and the lender to accept accountability. Yes, F Street did accept my deal and closed rather quickly, thank you. No, I have never spoke with the owner, but I’ve previously called and asked to speak with him to no avail (Scott Lurie) but now I’ve received an email with his name on it asking me to leave a 5 star rating. Yes, I’ve paid my mortgage as agreed, never missed a payment nor have I been late (22 payments). I agreed to all terms and conditions of the loan and even agreed to pay 2 extensions (very expensive) in full. No, I haven’t been treated like I should. Instead I was constantly being badgered by an employee to “pay the extension fee immediately”. Typically in a partnership, as a borrower, when your lender sees your account in great standing (like I was) they will acquiesce to collecting the extension fee(s) at closing. However this is NOT your typical lender. And I’m NOT a typical borrower either, I’ve been in the real estate business since 1998. I used over $35k of my own funds to complete this rehab. I pulled 1 draw and left the remaining draw balance for “incidentals”, I’ve always kept a clear line of communication open between us, always accepted their calls, always returned a missed call. Then I get a very nasty surprise, upon preparing to close (I refinanced my loan with a new lender) I was notified it was a tax lien on my property. F STREET FAILED TO PAY MY REAL ESTATE TAXES AND THE COUNTY ISSUED A FIFA (TAX LIEN) …but they collected my payment each month and a portion of that payment should’ve been deposited into my escrow account. AS A FIDUCIARY, YOU BROKE THE LAW F STREET, then you were willing to kill the closing if I didn’t pay $808.93? Cash I should’ve been receiving back at closing if only you PAID my taxes? Wow, class act…bravo!! Your greed and failure cost you a great partner, but I’m sure you could care less — thanks for the life lesson though…btw, Daeni Thompson was fantastic to work with, but she’s no longer with F Street, ⭐️1 Star for Quick and seamless closing, ⭐️1 Star for Daeni. Goodbye.

Melanie and Sarah were extremely patient with my concerns about processing times. Absolutely fantastic customer service, they do what they say they will do which is a rarity nowadays, and highly recommend to any developer large or small.

Working with F Street and The Hard Money Co has been an incredible experience. I have partnered with Max and his processing team on multiple deals, assisting real estate investors on fix and flip loans. Every interaction with them has been completed with outstanding attention to detail and quick responsiveness at all hours, even on the weekends! I can’t wait to continue partnering with F Street on future deals. I continue to recommend them to all investors I come across! I wouldn't waste your time. They draw you in with promises then lowball your appraisal so you end up paying more. After submitting comps to show my properties worth they lowballed the offer! I went to another lender and was given better terms and they agreed with my comps . FUNDED !!!! Don't settle for the bait and switch .
