I have mixed feelings about Zinc. On one hand, I appreciate the high LTV that was offered for a bridge loan. But during closing, there were delays because things were suddenly being requested that should have been addressed during underwriting. My loan is interest only for 1 year which means my principal has not budged. Knowing what I know now, if you take this type of product it is wise to get out of it as soon as you can which was the plan for me. When I accepted the loan I was told that if I did not have financing in place at the end of the year, I would be able to refinance with Zinc or get an extension. Now that it is close to the 1 year time, I find out that in order to get an extension for THREE months, I have to pay 1.5% and a $50k buy down fee. When I explored refinancing into a longer loan, I was told they’re not interested in refinancing and just want to get the property off their books. So now I have to either rush to find a solution or sell my property.
Regarding the servicing, I don’t really resonate with the Lady who I’ve dealt with however that’s an energy thing. During this loan I have had continual emergencies (deaths of family members, took ill), and those issues caused me to be late a few times. I was not aware of what I actually owed so I recently requested a payoff. I was charged $105 for it. Reviewing the $30k plus in additional fees, I saw that Their late fee is 20% of the monthly payment. One month they charged me two late fees. Since my payment is $8500, those late fees were $1780 penalties. That one month I was charged two late fees, that totaled $3500 basically. The late fee will kick in no matter if your payment is a day late or twenty days late.
Another section of the payoff was inaccurate as well, so make sure you review your docs and your numbers when doing business with Zinc or any lender for that matter.
I had hoped to do more business with them as I see that there is potential for them to be an excellent lender. But the general consensus when I speak with others about this company is that they’re not on the up and up.
Although I do appreciate them coming through for me when I needed this loan, I probably will not use them again. Midvalley and Oro Financial both offered a better experience, so I may just stick with them.

The staff was very friendly and very helpful. I was in a bind and they were able to help me out. It’s nice to know that you can rely on people like this when you are going through financial hardship they help you get back on your feet.

William was very helpful in getting our loan. He has had the best communication from a lender that I’ve experienced. Even after we closed the loan he helped us with any questions we had. Anytime we have needed a pre-approval letter or wanted to know terms for a specific property he has gotten it to us quickly.
