As a landowner this has been the worst property management company I have worked with. They consistently picked tenets that had to evicted, overcharged on routine issues. I experienced a break in of someone stealing a refrigerator while they were showing the property. I terminated the service 5 months ago and I’m still getting billed, still getting random air filters sent to my address, and there is no singular point of contact. I self managed my rental for 15 years prior and never had issues like this before ( and I was out of the country). This company will WASTE your time and it will end up costing you more in uncharges. You would better off paying your neighbor’s teenage son to manage the property - at least you would be more amused when they mess up. RUN!

Got an email with charges a whole year after I moved out of a property my mother was leasing—BUT the customer service to resolve the issue was amazing! Very respectful, very helpful, and very FAST. Not with them anymore but good service even by phone

I filled out an app someone else got the apt I called for a refund of both of the app fees I paid. Nicole is trying to convience me that I only have one app fee event after me sending a phot of my bank transaction! On top of that we are past the 10 days and my funds have not been refunded!

I cannot express enough how terrible my experience has been with Specialized Property Management. This company is, without a doubt, the worst in property management. I would never recommend them to anyone under any circumstances, as they have demonstrated a shocking level of incompetence and lack of accountability.
One of the conditions we established before signing the lease was that a refrigerator would be provided for the property. Nearly a month passed, and when we moved in, there was no refrigerator. It’s now been over 10 days since we reported this issue, and we’re still waiting. We had to throw away all the food we brought, thanks to their utter disregard and irresponsibility. They don’t answer the phone, and they ignore emails completely. We are fed up with their lack of response and even more with their complete inability to provide solutions.
To make matters worse, it’s been over 10 days without access to our mailbox because they failed to provide us with the mailbox number. How hard can it be to provide such a basic piece of information? Yet, we are still waiting on something as simple as a mailbox assignment. This level of incompetence is astonishing.
On top of all this, we were charged numerous fees that were never clarified beforehand. We were double-charged over $300 for services we haven’t even received! This company is not only irresponsible but completely untrustworthy.
Specialized Property Management is, without question, the #1 company in doing everything wrong. I cannot emphasize enough how unprofessional, unreliable, and utterly useless their service is. If you are considering using their services, do yourself a favor and look elsewhere. They will only cause you stress, frustration, and financial loss. Avoid this company at all costs.

Did not address the issues to resolve before moving in per lease agreement.
Months of no heat that only got fixed because I called the city.
Always refer a guy named Zach for repairs who does not answer the phone.
When a new vendor is assigned, the vendor tells me that the landlord makes cheap decisions instead of the right decisions and/or service is poor.
Not allowed to make small home improvements on my own and wait obnoxious periods of time for simple things (currently have to wait over a week to fix the tub spout; no one is addressing holes in the floors or gaps in the doors that let in pests and disregulate temperature; not allowed to fix the screen on my bedroom window and no one is coming either, as the work order was cancelled).
This is really a "you get what you pay for" situation, as this is one of the best rates on rent in the area. But even with just renewal, there are fees added in lieu of *another* deposit... This is a first for me, and I've been renting in Atlanta since 2015.
Communications are poor. They care more about their money than their tenants. Do not recommend. Take the time to hunt for your home wisely and don't get stuck like me.

Things seemed to start off great with SPM, until the lease is signed. Since my lease started last summer, my biggest complaint is the ability to reach someone in a specific department and the response time when waiting for an email or call back. Maintenance requests are not timely at all either and there have been situations where my work order request was not addressed at all.
It shouldn't be this hard to connect with someone when dealing with a lease.**
Just started my leasing process with SPM and it's been great so far. Everyone has been very responsive and helpful since the day I reached out to inquire about a property. Thank you Nicole, Zaela and Alexia.

!!!578 CHURCH STREET!!! DO NOT RENT!!!
This company has been an absolute nightmare to work with as well as the person who owns the house. My car got broken into while living here multiple times and they tried to break into the house as well. After talking with specialized property management to try and buy my way out of my lease because as a single woman living by myself I didn't feel safe after my car got broken into... They refused to let me out of the lease, EVEN after telling them that they could keep my security deposit as well as me paying the fees to break the lease. They never answer the phone and where this house is located is such a bad area. Gunshots at all hours of the night and the woman across the street just got her car stolen. The police in this area don't care neither does specialized property management or the person that they are managing the house for. They won't give me my full security deposit back even though the house was in amazing shape after moving out. After an almost $2000 deposit, they only gave me about $625 and change back...smh...DO NOT MOVE HERE!!!

Do Not use this company. I used them to rent out my property. They rented it out to a person who died several months before the lease date. The criminals SPM rented to destroyed the property. Causing $70,000 worth of damages to get it back into the condition before it was rented. SPM contract says they are NOT responsible for anything the people they rent do to your property. You have no say in who they rent to. They do not respond in a timely manner and most of the time never respond. If you paying a company fees for no service and leaving you holding the bag when everything goes wrong with no support. This is the company for you. I got scammed by SPM. Please learn from my very costly mistake and do not use this company.
