I had an extremely frustrating experience with this property management company, specifically with the property manager, Brandon. He took over the renovations, but unfortunately, it became clear he was not truthful about the progress. Brandon assured me multiple times that the renovations were completed, but when the loan officer visited, they appraised the house far below its value because the renovations were still unfinished.
Despite several inquiries on my part, Brandon repeatedly told me that the work had been completed. When I sent another property manager to inspect, we discovered that the renovations were, in fact, still not done. To make matters worse, Brandon refused to refund the money or take any responsibility for finishing the work.
I strongly advise against working with this company. They have proven to be dishonest, failing to deliver on their promises, and unwilling to address issues once they've taken your money. Their lack of integrity and professionalism, especially Brandon’s, is unacceptable. I would give 0 stars if possible. He is a fraud. Stay away.

Brandon and his team have been amazing to work with. I initially worked with another property manager who was a nightmare to work with. Brandon came through and helped solved all the issues I was having. He not only works with the landlords, but I can see that he also cares about the tenants, which is huge. He sends updates regarding new regulations and any upcoming changes that he is aware of.

Brandon and his team at Realize Property Management are an invaluable part of my boots-on-the-ground team in Columbus OH. Being and out of state investor, I can't always be on top of my properties or what's happening with them. He's been able to oversee rehabs and take distressed and underperforming assets and get them stabilized for cashflow. I really appreciate his ability to look for ways to save me money not just during the rehab, but in repairs and maintenance as well. I've had other managers and he's not the type to just call and say "The toilet broke. What do you want to do?" He will either give you with several options (for bigger repairs) or just use his network to fix it quickly without even bothering you with it. He's also an investor himself so getting insight and experience is super helpful when I was starting out. He helped me a ton with the section 8 process and getting a great tenant placed.
The only thing I would want to change is speeding up the rehab turnaround time. I understand part of that is not his fault because of the lack of sub contractors and people not showing up, but I'd like to see him add more team member and scale up. I would not mind paying more for an additional project manager person to oversee all the renovations and keep subs on track, thus getting a rehab done quicker so we can get tenants placed quicker. Overall, I am very pleased with the services I receive from Realize and I look forward to scaling up my portfolio with them in the future.

I can never get a hold of them I went 5 days without a toilet I just called on Jan 31 cause. Having issues again with my toilet and got no response they really need to have a voice and a maintenance guy on call very unhappy I'm never late on my rent either always paid on time

My Ex-Landlord sold his property to this company and never contacted me about it. I have been calling the Ex-landlord to pay rent but there waa never a responce back. I wasnt told about new property managment untill may 16th which means ive been calling and texting about rent since May 1st. May 16th i was left with no contact info fot new managment was told id get a call once my stuff switched over to them never recieved a call a text or voicemail not even an email.Well June 6th i got a letter in the mail about new pavement and that i did needed to move the car or itd be towed moved the car and also found the property managment number. Been calling since June 6th and left 2 voicemails about rent. June 8th i get an eviction notice because i owe 1700$ in rent. I have all documents of reaching trying to pay. Ive also got recordings of leaving voicemails sith no calls back or text back or emails back. I aldo have call log history to prove ive been contacting both partys about rent. So i would like a call back please so nobidy has to waste money in court because nobody in your office will answer the phone. Thank you

I worked with Brandon to purchase my first out of state investment property. He came highly recommended by one of my peers and I'm so thankful she referred me to Brandon!
Brandon helped me understand the market and set me up to receive automatic listings (curated based on my preferences/goals). He's also an investor himself so he's very well-informed. On top of that, he is the most responsive agent I've worked with. I can ping him a ton of questions and he will answer every single one!
Three things that set him apart from other agents are: responsiveness, data-driven, and client-first (rather than paycheck first).

This was my first real estate purchase (and it was OOS) and I'm so glad I had Brandon to guide me throughout the whole process. He patiently answered all my questions and I felt confident in my choices every step of the way, thanks to him. I'll definitely be reaching out again when I'm ready to purchase my second property in Columbus! :)
