A friend of mine rented one of the apartments and I feel in love with the place. That was over 30 years ago. I'm a widow and looking for a retirement facility and just by luck I came to Albany Commons. I've been hear over a year and love everything about the gardens, staff and the people living here. Forever home until God takes me home.

It's quiet. Grounds are usually kept nice. People are respectful around me. Pool area is always nice. Wish my patio area was power washed once a year...that area gets pretty dirty. I feel safe...like that it's gated.

Property maintenance came out to fix a leaky kitchen faucet. Gentleman was prompt, courteous and professional. He replaced the faucet in less than an hour and made sure there were no other leaks! I believe his name is Maslas...? I hope I have the spelling correct. He was top notch!! Very satisfied. Maintenance and property manager were also very respectful of the fact I work nights and required later appointments!

The View at Polaris is the best place I have ever lived. I am about to sign for yet another 15 month lease. Beautiful pool, clubhouse, and neighborhood. Oakwood management is great and I have never had not one problem the last 2.5 years I have been here! Property is well maintained and VERY clean.

The only complaint I had was with the parking. It kind of resolved itself, but it comes and goes. Otherwise, the grounds are very well kept. When you need maintenance done, it is done promptly and correct. The walls are pretty thin, just like probably every apartment. The appliances are getting older, but they still function properly. There is wear and tear over the years. I enjoy living here. It’s close to everything. It is pretty quiet.

I truly have no had a single issue since moving in to River & Rich. I can't believe I'm even saying that because everywhere else I have lived, there's been something wrong or unsatisfactory. At River & Rich, run by the Oakwood Management Company, I always feel safe because there is surveillance in the building at night, and in the parking garage during the day. As a young woman living in the city, when I have to walk from the parking garage to my apartment at night, I need that secure feeling. The building, lobby, pool, hallways, and gym are always clean. The landscaping at the pool is incredible, I've never lived in an apartment that puts so much care into the landscaping. Management is always quick to respond to my emails, and I appreciate that I can walk down to the office if I have any quick questions. They are also quick to let people know if the pool, gym or lobby will be closed for any reason. Maintenance always comes the same day that I put a request in, and they're very nice. The only negatives I could possibly think of are that one time all of the smoke alarms went off in the whole building around 10pm and there was no explanation from management. The carpet in my bedroom is thin and it starting to rip up a little as well. Not a huge issue but just a note.

We've been satisfied residents for 15 years. Our biggest concern is the rising rent prices. We are now retired and on fixed incomes and are concerned about being able to afford to continue living here, or in any other decent community. We appreciate the quick turnaround on maintenance issues and beautiful landscaping and grounds. Perhaps cutting back on the amount of landscaping (flowers, etc.), would benefit residents with keeping rent low...just a thought. Also, you really need to monitor your dog policies, especially pit bulls not on leashes and dog owners not picking up poop.

I would never rent from this company again. They showed me a clean empty apartment claiming it was “identical “ to the one I would get. As you can guess, they were not identical but by the time your move in date comes you’re locked in with 1st and last months rent with a deposit with no time to find another place to live. Apartment was garbage. Hoyas and electric because all the windows leaked so bad the insanely loud furnace and a/c run CONTINUOUSLY. You can see light around front and back doors. Always cold or hot. They also charge extra for the privilege of paying them rent and a bogus garbage fee. And last but not least, the carpet was dry rotted when I moved in and nwas ready to be replaced but they chose to stick me with it and sent me in to collections for another months rent and an extra $500 to pay for new carpet and repair of the crawl space access.(Maintenance pulled the floor up twice to fix the dryer vent and work on the furnace and left it how they left it) Avoid this company if you can. Unfortunately, they own a lot of slums. P.S. Their response is standard and they didn’t respond to the “How can I make it right”, offer. Here’s what you can do,Oakwood. Respond to the email I sent. They do not respond. They just put you in collections. Ask Jenny Dulgar what she said about the dry rotted carpet on moving day. It needed replaced before I moved in. I have photos of the holes left by previous tenant. You have no right to charge me for the replacement of all the flooring.They kept my deposit and charged me another months rent and $500 plus $800 for 4 mos off lease rent penalty. Crooked slum lords.
