My apartment management was taken over by Veno back in July in the middle of a maintenance disaster that the previous company was actively ignoring. Veno immediately got to work on the maintenance issues and since then has been very reactive whenever I’ve had any issues whether maintenance or general leasing questions. I’ve personally spoken with Melissa in maintenance and Gilda in leasing who have both been extremely professional and helpful. It’s nice to have a management company that not only cares about the owners of the properties that they manage, but also really seems to care about the tenants as well. I wish they had been running this place since day 1!

I usually don’t post negative reviews, but I have no option than to call Veno Properties out because all my experiences ever since they took over has been terrible!
I have tried not to include the apartment address so that the owner doesn’t get affected by future tenants not coming but you’d definitely know by the pictures if this is your apartment.
This is the most horrific experience I’ve had for close to 4 years living in this particular apartment. The nonchalant attitude to maintenance requests and CONSTANT reminder for them to do the most basic thing. Ever since it started snowing, our apartment has always been left with snow and today was just the height of it all.
From photos attached, 1: our apartment; 2: our neighbor’s, you can see how our neighbors’ parking lot was cleared IMMEDIATELY after the snow. It is shameful that this is happening. I had to shovel the snow on the walkway for easy access. This is the responsibility of the landlord and by extension the managers.
Also, I’ve had an open requests to which all I keep getting is “we’re yet to receive - - - from the old managers”. This is OVER 3 MONTHS FFS!!!
You guys respond to maintenance requests late, do not reply to messages. Completely inefficient.
Kindly ignore the one star I clicked; I had no option for zero star ‘cos your services are horrible!

Gilda has been absolutely fantastic throughout our whole renting experience! She has handled any and all questions/ concerns in a timely manner. We viewed our place at the end of December & had the keys within a month. Our property is absolutely beautiful. I recommend Gilda & Veno Properties to any & everyone!

We’ve worked with Veno Properties for the past five years, both as our property managers and as our selling agent. In both roles, they exceeded our expectations and were an absolute pleasure to work with!
From listing our home on rental platforms to managing the application process and addressing tenant needs, they handled everything seamlessly. Their communication is prompt, clear, and professional, and their online portal makes it easy to track bills, balances, work orders, and more.
As our selling agent, Erica was fantastic—responsive, approachable, and efficient. Within just a few days of listing our home, she secured a selling agreement.
Beyond their professionalism, Erica and Ryan are incredibly kind and genuinely care about their clients. Working with them has been an outstanding experience from start to finish.

I have had nothing but TROUBLE with these people at veno properties. They have tried to go above and beyond to make my living situation difficult. I found out from a mold inspector that my home is full of black mold. My kids are asthmatic and have been so sick this year upon move in. Veno properties are trying to force enter their way in after I threatened code, to stir the mold up with my family still in the home, no accommodations here. Not to mention they put bills on my account that aren't for me they are the owner of the properties to subdue the fees because they cant afford the care of their properties so they are trying to charge me for a shared meter that isnt my responsibility and against the law. I have taken all appropriate steps to protect myself here when I shouldn't have to. I have never been late on my rent but there have been a hand full of illegal issues here and the management is so disrespectful. I wish I never moved into my apartment. I feel overwhelmed with their negligence.
Not to mention they have a meter sharing issue and they are trying to reflect the bill on my account. I contacted national grid, they have had a case open on my apartment before I moved here because there are 3 meters and 3 apartments with an attached garage. As the garage shares a meter with my house. The landlord is responsible not the tenants and they illegally out all of these issues of their own, On my ledger.
These people are a fraud.
Do not rent from these people save yourself the trouble!!!
Everything the property management is saying is a complete lie to try and cover their own b.s terrible company! I currently have code enforcement and tenants rights looking into all of this. They have threatened me, lied about offering me a hotel as I told them that's what should happen and they said " that's not going to happen" I have it all in email. But here they are responding online faster than they put a foot forward to help me with my apartment, just so they can lie their way out of everything. Proof doesn't lie!!!! I will never recommend these people. What a joke they are so unprofessional. They are a family trying to make a name for themselves but no one knows the law or what they are even doing.

Updated, revised review:
1) Many of your reviews are fake, including those that state Gilda manages properties when she is an office assistant not even located in New York State and those with 1 or 2 reviews.
2) She is an office assistant and does not coordinate anything.
3) Your transparent pricing is completely deceptive because that is not the price you pay to your sub-contractors, especially with one-time home improvements (to my point about hiring the cheapest Vendor).
4) You did not argue about preventing contact from tenants, because that is 100% true.
To any prospective property owner reading this. Please take Ryan's advice, and DO NOT hire these people. Several of these reviews are fake. Gilda does not manage properties. VENO hires the cheapest vendor they can get, which often doesn't show or does pathetic work. That is why Ryan was forced to hire his own. Meanwhile, they add a premium to any charges of said vendor. Unless you are a "hands on" property owner, you will not hear any complaints from your tenants about their useless management, because the said contract prevents tenants from contacting the property owner in any form. See Ryan Cason's review below. That is also why some owners have given great reviews. To them, it does not matter if you have a good, long-term tenant. It is all about money. I recommend Illium Property Management. I've used them and they were exceptional.

I found my apartment on Facebook and it kept saying "this may be a scam" but jessica went above and beyond to prove everything is legit (so if anyone gets same messages hopefully u see this review.. it's just face being facebook) plus her while team is very helpful and beyond nice, My phone was giving me difficulties uploading pictures and Jessica and Gilda were very helpful in me closing on my apt... Helped me thru all my difficulties with my phone

Whether it be about something within the household, information needed, any questions or concerns, They’ll make sure you are taken care of & happy!
