Bonnie was very knowledgeable with the real estate market in Cincinnati. Additionally, Bonnie was extremely knowledgeable and insightful on how I planned on working my investments. Bonnie took extra care in accommodating me and my limited availability; and really elevated my experience to the next level.

I was considering selling my rental property, but I'm so glad I talked to Bonnie first! She took the time to run a free financial projection (pro forma) for me, and wow, did that open my eyes! I had no idea how much potential my property still had. Bonnie showed me how I could actually turn it into a real "cash cow." She's super straightforward, and the numbers she presented just made sense. Now, instead of selling, I've decided to keep my property and have Bonnie manage it for me. If you're even thinking about selling an investment property, do yourself a favor and talk to Bonnie before you make a decision!

TLDR: RPM is the worst property managers I've worked with and would advise anyone to avoid them. They will take all your money and do nothing!
I lived in Cincy and after work took me out of state my wife and I decided to rent the property instead of selling. Before RPM I had friends watching the property for 2 years, after they moved I hired RPM. Things were of to a bad start when we had been listing the house as partially furnished and RPM refused to list it until we paid them thousands to remove all the furniture including a 46 inch TV. The best part was the last tenants left behind some can food in the cabinet, removing a half dozen cans cost us $300. The house then sat empty for nearly 8 months during which RPM did not go in person to check on the property. About 6 months in they said we need to remove the carpet from a room, my wife not wanting to pay the exorbinant estimate hired a friend who does floors in the area. That is when we learned the house had an attempted break in as the door knob and lock box were smashed off the door and one of the windows were broken. My wife noticed people going to view the house were for 3 weeks before finding this were saying they couldn't get in, RPM had no idea and had been blindly sending people to our vandalized home without ever looking at why no one was interested.
If all of that wasn't enough they have a clause that they can make any repairs under $500 without getting our permission. We just received a bill for $1,300 after they charged us multiple times for changing smoke detectors!
Stay away from RPM you'll save money if you have no property manager and the property stays empty for a year than if you hire them.

The property itself is fantastic—well-maintained, clean, and in a great location. Any maintenance requests I’ve had were addressed promptly and efficiently. I truly appreciate the care and dedication shown.
