We recently had an eye-opening experience with Envy Property Management. While we haven’t rented from them, we did apply and spent close to $200 in application fees. We were initially thrilled to be approved, but that excitement quickly turned to disbelief when our lawyer reviewed their proposed lease agreement. It was riddled with contradictions and oppressive terms, specific examples below—easily the most shocking lease we've ever encountered. When I reached out to address these concerns and request a refund of application fees due to the fact that we had not been transparently communicated with in regards to monthly fees and renters financial responsibilities, I was told I wouldn’t be refunded despite the fact that they required us to pay application fees and pet screenings before divulging the terms of the lease. This company is walking the line of breaking Utah Legal Code 57-22-4.
Adding to the many red flags are their Google reviews. Most, if not all 5-star review seems fake—accounts from other countries, with only one review posted, all praising Envy. It's incredibly obvious and deeply concerning that they think renters won’t notice.
If you’re considering working with them, I’d strongly advise you to think twice and seek legal advice before signing anything. Excerpts from the proposed lease are here:
Owner may change the Rent and Fees on a month-to-month tenancy upon thirty days written notice.”
This clause effectively eliminates any rent stability, creating financial uncertainty for tenants while providing no similar flexibility to the tenant to terminate or modify the lease.
“Resident shall be liable to Owner for any damages to the premises regardless of who caused the damage unless specifically caused by owner.”
This broad and unreasonable liability shifts responsibility onto tenants for damages they did not cause, making them financially vulnerable.
“If Owner determines, in its sole discretion, that the Premises is unclean, too cluttered, or a fire or safety hazard, Resident agrees to remedy the problems.”
This vague language allows the landlord unchecked power to arbitrarily enforce standards without objective criteria, creating the potential for abuse.
“Owner may charge for damages without immediately making repairs, if, in its sole judgement, Owner determines that it is likely damages will continue.”
This clause allows charges to be imposed without accountability for repairs, effectively penalizing tenants without providing resolution.
“Owner may enter the Premises during reasonable hours with or without notice...”
This violates tenants’ rights to privacy and safety in their own home.
“Resident must comply with all obligations under state and local laws relating to notification of Owner and any fit premises laws or ordinances, in order for Owner to be in default.”
This shifts all burden of compliance to the tenant while absolving the landlord of reciprocal accountability.
“It is acknowledged that most pest problems result from the actions of tenants and that such problems often cannot be detected by Owner.”
The presumption that tenants are responsible for pest issues, regardless of circumstances, demonstrates a refusal to maintain basic habitability.
“You are not authorized to perform or contract any repairs on the property,” followed by, “if the plumbing is clogged due to items dropped in the toilet, the cost of the plumber will be your responsibility... and you should do everything you can to handle these issues yourself.”
This contradictory language leaves tenants unable to address urgent maintenance issues while holding them financially responsible, regardless of the root cause.
The cumulative effect of these and other provisions is an unconscionable imbalance of power that leaves tenants entirely unprotected while granting the landlord unchecked authority. I had more examples, but this review has a character limit.

Nate B came out to fix some things. Wow he's impressive and does a great job with a smile on his face. You can tell when a employee loves their job, he does! He even taught me some things I didn't know! Thanks Nate for being so great! He had a gentlemen with him and I'm sorry I forgot his name but he did a fantastic job on my door. Much appreciated guys!
