The people who work here are nice so it's sad to have to report these issues but people deserve to know the truth. Hiring Innovative was a total disaster from day one. I wish someone else had left a review warning me of these problems so I could have avoided the hassle. 1) They failed to collet rent on one of my units and weren't even aware they hadn't collected rent until I pointed it out to them. In their disorganization, they confused a another unit that paid July rent before onboarding with a unit that had not paid and therefore never collected July rent from that unit. 2) I told them before hiring them that my number one concern was unsupervised maintenance leading to jobs that were done poorly and incorrectly. I was assured they supervised maintenance on owner's properties but, right off the bat, they sent a septic company to pump out a tank unsupervised. The septic company pumped out the wrong tank and I was stuck with a bill for an unnecessary pump out. 3) They were sloppy and inattentive to details. They renewed a tenant's lease with a lease stating they had no pet (and charged no pet fee), when they had that tenant's prior lease clearly stating they had a dog plus I disclosed the pet to them during the onboarding process. That same property, they failed to attach the Lead Based Paint Addendum required by law even though I told them the property was pre-1978 construction and they had the prior lease containing the LBP Addendum. 4) They will only work with Net-30 vendors that give Innovative 30 days to pay. This immediately eliminated many of my affordable handyman and other vendors who live job-to-job and can't afford to wait 30 days to be paid for a job. This narrows your vendor choices to only large, million dollar companies that can afford to float their entire employees' payroll for a month. This significantly increased my maintenance cost 5) Despite insisting Innovative should get 30 days to pay at their convenience, Innovative still failed to pay vendors in 30 days. I got phone calls from lawn services that hadn't been paid in 2 months. As a landlord, you shouldn't get hassled by your vendors because your property manager isn't paying their bills on time. 6) The repair estimates Innovative provided were significantly over-priced. For example, they provided me an estimate on rat exclusion for one property which, based on experience, seemed excessively expensive. I told them to contact a vendor I used on my own residence and it was hundreds of dollars less. A professional property management company should have vendor partners that save you money, not cost you more than you can get the work done for yourself 7) It took them months to complete maintenance requests. In some cases, I had to ask for an update 4, 5 even 6 times before a simple job like checking an electrical panel or repairing a small section of drywall were done 8) They manage your property the way they want to manage it, not how you want it managed. For example, I had multiple tenants that were paying monthly pet rent when I onboarded the properties with Innovative. Despite the fact that the tenants were ALREADY paying monthly pet rent and the tenants had no problem with it, Innovative didn't like it because "that's not how we normally do it". After a lot of back and forth, they finally agreed to do something as simple as charge pet rent. But it should've never been an argument in the first place. They want to manage properties their way, not how the owner wants it done. 9) They also fought me on extra money making ad-ons like lawn service saying that they would rather just include these in the rent. Which was rather hypocritical given that they have their own extra money making ad-ons like a mandatory tenant insurance/AC filter delivery package (which I'm sure they markup for themselves). When I complained about these valid concerns they very unprofessionally backed out of their contract and gave me only 2 weeks to find alternative management.

The property manager, Luisa from Innovative Realty is very professional and responsive. The company always consider the owners' concerns and take good care of the tenants. They are the best team in Orlando area that I ever meet. Thank you all for the hard work and, good job Innovative!!

We rented a condo through Innovative for about 1 1/2yrs while we were building a new home. We had a great experience from day 1. We didn’t have many issues but any minor thing that came up was handled quickly and professionally. Gil, Luisa & everyone we dealt with were great. I highly recommend Innovative Realty LLC

Innovative Realty was patient throughout the application process to help us complete each step from out of state (there are several extra steps with a service animal). Since we moved in 9 months ago, every maintenence request has been scheduled at our convenience & completed in a timely fashion by polite, competent gentlemen. We're very happy with the Meld system & service to date! Also, the renewal inspection was scheduled and performed recently by Vanessa, Innovative's assistant property manager, who was courteous, professional and efficient.👏🏼 Thank you to Innovative Realty and the Meld Team! 👏🏼🙏🏼😊

Extremely negligent when it comes to completing repairs. My apartment flooded twice during my time there, through no fault of mine, and pictured here is what happened to the vanity in the guest bath room due to the first flood. It was like this for at least 2 months and continued to get worse and worse, and with it the smell throughout the whole apartment as the particle board and wood rotted away. Finally I got fed up and decided to take advantage of my month-to-month status on my lease and leave as soon as I found something better. First Innovative tried to tell me I needed to give them 60 days notice until I recited Florida law and they relented. I called them today because it’s been almost 2 months with no word on my security deposit. Now they are telling me I owe them money but will not tell me how much or what for, stating they sent me mail detailing the charges that they won’t discuss over the phone. I never received the mail and Samantha (who answered the phone) told me that it was “returned to them,” but then changed her story moments later saying that actually I received and signed for it. Clearly I did not. STAY FAR AWAY FROM THESE PEOPLE. They will neglect your needs as a tenant, blame you for anything they can, and they will try to take you for all you’ve got. Luisa is the only one in the office that shows a modicum of giving a crap, but she’s difficult to reach and clearly has no intention of staffing for a business that puts anyone but themselves first. Ps, I’ve sought legal council. Innovative is a despicable organization. Just take a look at how they respond to their negative reviews on here, arguing and deflecting blame, they even accuse one user of a “fictitious” name. Gross. UPDATE: Look at the owner’s response here! Openly lying and defending their actions. They should be ashamed. I never signed for anything from their office and told them so.
