I have been a tenant her for about 2 months my hot water heater needed to be replaced I submitted a work order and the responses were quick fast and efficient I appreciate the promptness to this matter. Thank you so much!

This company’s management absolutely sucks. I have sent one email and left two voicemails for Victoria who is the community manager for the HOA that my property is located in. I simply want to discuss a $10 discrepancy in my annual bill but Victoria can’t reply to email or return calls. Not sure what is included in the job description but I mistakenly let myself believe that Community Manger included engage and communicate with the community and customers/residence within it.

I had a very frustrating experience with this property management company. Over the course of my lease, the representatives kept changing, which made it nearly impossible to get consistent communication or resolve issues. Whenever I tried to reach out, responses were slow or non-existent.
The real issue came during move-out. Despite leaving the property in good condition, I was charged the entire security deposit for minor scratches on the floor, even though I had extra flooring to replace the area. It felt like they were just looking for any reason to keep my deposit.
I wouldn’t recommend this company to anyone looking for reliable management or fair treatment when it comes to deposits and communication.

DO NOT WORK WITH THIS COMPANY!!!!!!! Please read the reviews and stay as far away as you possibly can!!!!! We rent a property, we had a maintenance issue so we put in a maintenance request. ONE MONTH LATER IT IS NOT FIXED!!! We have no working bathroom. We have contacted home river group MULTIPLE times and their 3rd party company Meld, who does maintenance request, MULTIPLE TIMES!!! They simply DO NOT CARE!!!!!! We’ve sent emails, we’ve called, no one calls back; they hide behind an automated phone system. DO NOT RENT FROM THIS COMPANY!!!!!!

Just moved in & the garage door wouldn't work. They ordered a new opener & the service guy that came to install it was professional, friendly & efficient. He even programmed the remote button in my car! Super service, very happy with how responsive they've been! I'm near Stuart, FL

Be aware of this scam company, I am making every effort to pay outstanding balance in full and reconcile a late balance However, it appears that this company has been unwilling to assist or work with me to resolve this matter directly. Instead, the decision to engage unnecessarily costly and unreasonable legal services has created additional financial burdens that could have been avoided. They will not respond to phone calls. They will make every effort not to solve any issue without charging you additional fees and costly charges. They need to be investigated for their unethical practices.

We have lived at our property for almost a year - Home River acquired our lease about 2 months in from another property management company. We love our house, the neighborhood, and the community of St Pete.
Anytime we have to contact Home River, it turns into a bigger ordeal. For maintenance requests, it takes weeks to have someone come out to fix anything. I was told our property had one designated representative to speak to but was given no information on how to contact them. I have never had access to the maintenance portal and have requested multiple times to get access. It takes 3-5 emails to get anyone to respond to you.
During Tropical Storm Debby, the ceiling in our bedroom began to leak, leaving water damage on the walls/ceiling. In the attic, we could clearly see where the water is seeping into the ceiling and that the drywall was splitting. I had to call at least 5 times before someone had a vendor scheduled to come see the property. About 24 hours after getting that vendor scheduled, Home River canceled the maintenance request and never followed up. We are now at 2 weeks since then with 0 correspondence from Home River. I've been told the property owner is going to call me, then I am told they are not ALLOWED to call me. I have written proof that Home River said the owner would call me and handle the issue directly. We live in FL and it is August. Mold is going to grow from the wet wood and insulation in the attic since the problem was not handled. The only answers we get are if we call, and it is typically along the lines of "I will have someone follow up with you." I've heard that managers at Home River were going to call me....but I've never heard from them. I've been given countless phone numbers to call, but always given the same responses.
Writing a review is the absolute last thing I want to do, but I am hoping it is seen by someone at Home River who is able to give my partner and I a straight answer. I do not feel very confident that Home River will have our safety as residents as a priority going into Hurricane season.

EDIT 8/30/24- Linda White sent an email to homeowners and did not take personal responsibility for her lack of attention to detail. She in fact blamed homeowners for not knowing or reading the declarations. When asked why we are only allowed to do floor nominations, she then said to read the Declarations. No where in our declaration does is state how to nominate for the Board. I have added the proof. Still waiting on that phone call.
EDIT: 8/29/24- Linda White sent out a proxy for our upcoming election with no instructions on how to return or who to vote for. Even our own Board is confused. No one has contacted me either. Jerry Elmore promises to call and no one has called to explain her power trip behavior and her unprofessionalism.
I have been asking Linda White to clean/help with the common area behind my house since Hurricane Ian and Nicole in 2022. Per our Bylaws, and the emails she sent me, she told me maintenance would handle. Since then, we have received numerous violations from her for something we cannot control. After Debby, I ask for help, she proceeds to bad mouth me to my own neighbors. A Board member even responded to my email saying they should not have to take care of anything because no one knows the place exists. She (board member) wants to keep our dues down but we are going to have to pay for her upcoming legal battle with another neighbor. I want Linda out of my neighborhood. We need a CAM who will not have a personal agenda or is on some sort of power trip. HomeRiver blames our Board for lack of ownership in duties but there is a group of us trying to run who are ready to step in. You would think she would be happy to work with us. She has a conflict of interest with this Board member though and the rest of the neighborhood suffers from this behavior. I have escalated to Jerry Elmore and he does nothing.
