My 1st Flip/The Home that almost KILLED me! PART 1

I have never claimed to be a smart guy (book smart that is) but have actually prided myself on having street smarts or a good deal of common sense.  However, after yesterday I most certainly put that thought to the ultimate test.  In case you didn't catch my first blog post a few days ago it is chronicling or attempting to chronicle the play by play of my very 1st Flip.  

Usually you don't want to reveal the rabbit in the hat when preforming a  magic trick much like I am skipping a GR8 deal of detail as it relates to my Flip as far as what I have done up and til this point.  However, this is something worth sharing with you all that will hopefully be taken and heeded by each and everyone of you. As one of the very important reasons  why I am doing this blog is to share my short comings so that you all may learn from my mistakes and hopefully avoid the pain of living through them on your own.

In my 1st blog post (https://www.biggerpockets.com/blogs/9838/62568-my-...) I kind of deviated from topic and went into why I am working IN my REI business and how I feel that will benefit me in progressing my business into the future.   IMPORTANT TOPIC!

I finally got my permits to start the rehabbing of the very ugly property (pictures forth coming in future blog post, promise) that I have full intention of restoring her to GR8 and contemporary beauty.  I have completed the demo down to the stubs she is naked and showing her bare bones.  Their is a GR8 deal of work to be preformed on this property.  She was build in 1920 (which in my farming area is not uncommon to have older houses) and homes oddly enough seem to be a lot smaller at least this one is.  It is 1146 sqft 2/1  and when I bought it I knew I was going to do major value add which includes adding not only a bedroom but a bathroom as well.

My area (probably not unlike many of yours) puts greater value on 3/2's as opposed to 2/1's.  The bedroom that I intend to add will be located in the unfinished basement along with the bathroom as well.  This property has old everything, I mean it was built in 1920, 3 years shy of being a century old!  So like most old homes, I need to do a complete rewire of the electrical, I am also going to add new ductless HVAC heating and air as well as a complete re pipe of old plumbing fixtures and like.  

Like most basements it is a poured concrete under grade and needs to have a sump pump added to handle the discharging of waste out to the city sewer line.  In order to accomplish adding the required piping for the plumbing the concrete needed to be cut to accommodate the new plumbing for the bathroom.  Let me take a moment to go back and refresh your memory on what I tried to get across before " I am working IN my REI business and how I feel that will benefit me in progressing my business into the future. IMPORTANT TOPIC!" as this will make sense here shortly.

The plumber, I know personally and has done work to my personal residence many many years ago and provides a quality product.  However, acquaintance or not the price of re-piping a house cost a lot of money (I have no doubt that it is expensive in your area as well) and in order to save money, I told him I would like to help where I can to reduce the cost.  Oddly enough, I actually did something very similar to my personal home when he worked for me in the past without the dramatic ending of course!  

I have a W2 JOB like most of you I am sure.  So I am a serious weekend warrior!  I have a background in the contract world many years ago and have always enjoyed dabbling in working on projects were I can.  I know just enough to probably get me into trouble.  

I started a  forum post about how to become a better blogger and I got GR8 advice shout out to BP Nation in what they do so wonderfully, humbly helping others.  But in trying to get advice which wasn't mentioned in the forum is get your audiences attention and then get them wanting more so with that my friends I have to call it a night  as this is extremely long and I promise to continue my nail biting adventure very soon.  Stay tuned more coming very soon!  Thanks for tuning in.
