

A Spreadsheet Jump Started My Investing (Speadsheet Explained)
I wrote a post nearly two years ago entitled A Spreadsheet Jump Started My Investing which outlined how creating a spreadsheet with roughly 100 different properties in my target market helped me restart my real estate investing. That post focused more on the big picture benefits derived from this exercise versus the specifics of calculations and how I used it. But two years later I still get questions regarding how I use the spreadsheet and what goes into different calculations. The snapshot below is roughly 40 rows from my actual spreadsheet that has grown to 250 properties. I have tried to keep the explanations concise, as I could probably write a blog post on what each column represents, why it is important and how it factors into my analysis.
