Lately I’ve been noticing some shifts, certain types of properties are generating way more traction than others. Curious where you are seeing the hottest leads.

Is it land, tired landlords, vacant properties, something else?

    At our company we preach volume. 

    Most of our users seeing success are targeting owners with high equity and keeping the maximum value to 5-10% of the median sale value of your market and ownership at 3 years minimum. 

    You can also narrow it down by doing absentee or out of state owners with 2-3 properties in their portfolio. 

    Volume is key though with high equity.

      I didn't say they were motivated per se, but you'll run into more sellers that are willing to hear an offer when they have high equity. The "motivated" list that are getting called are getting called by dozens of other wholesalers everyday. The high equity Sellers have way less touches on a daily and weekly basis.

      We had a new user just pull a list of high equity, 15,000 records and they have 3 contracts their first week of using us. They also noticed how many more leads they were getting on a daily basis. 

      But again, volume on this list is key. I would recommend a triple line dialer to get through 800-1000 dials per day in an 8 hour period. You can run through 10,000 property list twice in one month.

      The name of the game is cash flow.
      If your rental income doesn’t cover your expenses—especially high property taxes, insurance, or ongoing repairs—you’re in trouble.
      It doesn’t matter how much equity you have; if the property isn’t cash flowing, you may be forced to sell… or the bank will do it for you.

      Most landlords sell because of two main issues:

      • Problems with the property (maintenance, repairs, location)

      • Problems with the tenants (non-payment, turnover, management headaches)

      For many, selling becomes a retirement strategy—or a way out of a bad situation.

      Thanks for sharing that, Zeeshan. Sounds like you’ve got some solid strategies in place. I’ve definitely seen how timing plays a big role with tired landlords and pre-foreclosures too. Appreciate you chiming in!

    Everyone is targeting “motivated” sellers - com[edition in most markets is fierce.

    What’s needed is either (1) a LOT more money to spend on marketing than anyone else or (2) a unique approach that few are utilizing and that works. 

    Our approach is to purchase notes secured by real estate where the borrower has defaulted and all paperwork for foreclosure has been filed.  We will then attempt to work out a deal with the borrower - sometimes taking majority interest but leaving the defaulted borrower with an agreed on minority ownership.  Other times we will end up taking full ownership - but either leasing the property back to the borrower (if they’re a user) or offering them an option to purchase.  Still other times we will complete the foreclosure ( it can take up to 3 years depending on the state and if their borrower files BK.  But our first effort is to get the borrower to agree to a loan modification and have them retain ownership and us getting g a performing note. 

    We do this on commercial property with investors only, we don’t deal with homeowners.

      Hey Don! Really appreciate you sharing your strategy. As an investor I’ve definitely explored a few similar paths, especially when it comes to distressed commercial assets.

      I like the idea of structuring deals that give the borrower a second shot—either through leasebacks or reworking the loan into something performable. I’ve typically gone the direct-to-seller or agent relationship route, but I’ve been seeing more investors successfully approach notes and pre-foreclosures with this kind of hybrid model.

    @Amir Twig It depends on your market, here in NYC we had a good 5-6 years of foreclosures and now it is no longer the best route as a number of foreclosures went down drastically. 

    Most sellers I meet with in person are either the tired landlord type, a probate situation where you compete with many other offers, or sometimes even the probate attorney has someone in-house. In some markets, there are more distressed homes, damaged houses, etc. I think that the route to continue investing your marketing efforts is what brings you more appointments and more new relationships that will hopefully be translated to deals.

    I do mostly land and I focus most of my attention on online leads; however, I am putting more and more focus on social media for lead generation. So think YouTube, Facebook, Instagram content, etc. 

    Make this a priority, and then mix/match it with other strategies like mailers, SMS, cold calling, MLS listings, auctions, etc. 

    Things are becoming more and more regulated so SMS, and cold calling might be gone in a few years. Heck, even mailers are being regulated.

    I’ve listened to all the chatter about “motivated” sellers being “don’t wanters”, “tired” of being a landlord, having negative cash flow, divorce situations, probate, etc.  And once in a while you as an investor can successfully work these situations and come across a very “motivated” individual.  However, the most reliable motivated sellers I’ve found in my 45 years of real estate investing is simply PEOPLE WHO HAVE A GREAT NEED FOR CASH NOW.  This is why the absolute best deals I’ve made (from the buy side) were HUGE discounts I was able to obtain because I had the cash ready to close immediately.
