LOL, not sure the examples I gave qualify there, but whatever.Speculation is entering into a transaction where the outcome can not be controlled, where the speculator has a potential to profit, but that potential is determined by uncontrollable events.

They are likely exactly where they should be given the strong demand for housing, primarily being driven by wealthy tech workers moving into the area.Prices are huh because (1) strong population growth, (2) strong job growth, and (3) diverse economic base, particularly tech sector, and (4) great/unique culture ("Keep Austin Weird".
