Rented one for $625 to a regular tenant renting the other one for $550 to a person that will use it as an airbnb (I'll keep everyon posted on this)We did some fixes to the 2 non-remodeled not as heavy as the others (painted walls, fixed things that were not working) rented one at $695 all bills included and have a potential lead at the same price.

While you have to find leads either way, on the business side you have to focus far more on leadgen and financing than swinging hammers.

I’m putting in 20% down on the 255k property, it might need 5-10k fixes and overall closing will be close to 60k with a 205k loan.Monthly expenses will be ~$1k (repairs, management, vacancy, tax, insurance, etc.) and rent ~$1.5k putting me in a negative cashflow!!

I'm not trying to be negative, but I would highly recommend getting a job in the meantime, and then making a transition into Real Estate.
