Loved both points that certainly better renovations can help attract better tenants willing to pay higher rents and while the ROI on the additional rent can be calculated easily, the ROI on a better tenant is hard to calculate and may be way higher!

Anything you can do with a 10 year note I can do with a 30 and the small bit of interest spread can be made up easily by reinvesting the extra cashflow from the 30 into another note. 30 year is best from a financial standpoint.10 or 15 might make you FEEL better
