John Nguyen at Procura Mortgage was able to do 4.125% on a non-owner occupied, pretty sure he'd easily be able to get down to the 3.5% range for owner-occupied.

She could easily be there another 10-20 years 4) she is a household of one in a unit that can have up to 4 - so less wear and tear on the unit 5) to me here's the kicker - on top of all these awesome traits, she has a job where she is out of town 3 weeks per month.
