The best he's coming up with is hardy backer that costs $9 per sheet and is putting me further our from budget and making me regret going with the nicer tile.Anyone know any other materials or methods that could make this more cost effective?

In the past year we became the owners of a duplex and learned about writing leases and screening tenants, we put in several offers, had 2 go almost to closing then had the sellers back out, ended up getting called back on 2 offers that we thought were dead and ended up closing on a foreclosure and are mid-cycle on a BRRRR method and are in attorney review on the second duplex.

One of the things I have read about is how to figure out how much it will cost to fix a home from a very good book I brought on this website by walking through house and itemizing cost one by one and it has giving me a good understanding of that method.I have come across others who use another method that does not rely on itemizing cost.
