My two pennies as I also get this engine underway..You definitely have more than enough to start, may be wholesaling to a flipper and staying on the deal to get your hands dirty for less of a fee, analyzing deals and getting comfy with the tools, building relationships with local lending partners ( I had 6 is a good number to start with, varying banking types), learning their criteria, running different scenarios by them etc.
