Did you begin rehabbing the exterior and finished the interior once the leases were up?

I have yet to see the inside yet because she didn't want to give me the key until I viewed the exterior first.

Other downsides for the window units I see are interior water intrusion issues, exterior erosion issues, having to mount brackets and/or install/remove them each year or pay someone to do this, potential lawsuits if installed incorrectly, and issues with the windows they are installed on. 

It doesn't have a yard, but does have a pool etc ...all exterior maintenance managed by HOA same with snow and garbage.

I would tell them not to expect to raise rent this rental cycle and add another 2-3 weeks for rental search for the 'right' fit of tenants as opposed to the regular timeline.

I’m not opposed to marketing to distressed home owners (I actually did some ‘driving for dollars’ today).

Extensive exterior wood repair caused us to go over budget a little, but the whole renovation project was completed in just 9 weeks.

Our architect did not put this requirement but he wrote down manually on approved plan.We are not doing any exterior changes, just interior so according to him 1 hrs firewall ( Type X sheetrock inside ) and Type X sheetrock outside.

Row of houses with similar to identical exterior at end of the same block sold for 85k 3 years ago.
