If the price kept rising, it would seem like a dangling carrot that they could never achieve.There are a few other vehicles that try to get people to buy homes:Rent to own - typically favors the landlord as historically people don't complete the contract.Land Contract / Contract for Deed - favors the tenant as the tenant establishes ownership before its paid off.There are also lease options and possibly other avenues to explore.

Customers aside, there are a couple avenues I would personally explore in your situation.First off, let's assume you have good credit (750 or better - I know this can be a wild assumption), get financing at 4.5% amortized over 30 years, and the bank uses next year's tax rates (taxes in Philly are inconsequential right now but AVI will come into effect next year and taxes will be jumping up - we'll use 1%).

Thank you all for your replies, Matt your insight is truly helpful, thanks Mehran for referring this question to Matt.I have only research knowlege about Florida, I have been investing in CA especially orange county but this is a market where one can look for appreciation , I exited one position here and now I am focusing on generating cash flow so that is one primary reason to look towards Florida.It will definitely be my first time even exploring investment out of state, I like you Matt don't have family there.

I am not saying I disagree with you entirely. ( I actually have included the 8-10k into my renovation costs) But I do want to fully explore the option of leaving it "as-is".The only thing I can think is that when i want to sell it in the future it will be very difficult to sell it without it being metered out correctly.
