The answer is no,plain and simple.If he wants to run a home based business so badly,he can buy his own house and use his own insurance and take his own chances with city code enforcement.This is a legal disaster waiting to happen if you allow it.Find better tenants if they threaten to move,you'll sleep easier at night.

So, in that beer example, I can't say that guy drank all that beer, there could have been 4 others in that car.

I could care less if people "talk bad" about HOAs, I have no hidden agenda or incentive for people to buy in an HOA or not.

Hey guys, I'm interested in looking in KC for investment opportunities for buy and hold SFR and multi-family. 

Once we are able to move out, we are looking at hopefully at least another $1,050/month for the side we currently occupy, making this about a 1.25% (gross rents/purchase price) deal (not bad for our market).
