We get a lot of plaster walls in older buildings in Chicago - one technique that we've used to some success (especially if you need to cut holes in the walls to run new wiring, etc., is to simply put up drywall over the plaster. 

The tenants applying at my place completely trashed her place.Facebook and social media is a great source as well.

This is called the "drop and swap" technique.

I do have social media management experience though and had planned on doing a lot of the marketing myself!

Unless there is a goal of contributing more to retirement accounts, or making sure one of you has enough credits into Social Security it is generally a bad idea to take passive income and make it active subject to SE Tax.  

BTW, social media marketing doesn't really sell That particular house, there is always something different about the house, it generates potential buyers for the agent......just like open houses.

Yup you bet I missed every holiday this year, worked many 100+ hour weeks, and basically lost my social life.

I put my entire life on hold from a social standpoint and passed all 4 sections first try...under 6 months start to finish.

Kurt Hines Thanks for the advice, I know that in order to be successful I have to be social with others more experienced than I am.

IE, let's say he is on disability or Social Security and gets his check on the 3rd of the month.
