Usually When I stabilize a property I would just commence eviction process but here enter pandemic eviction moratorium.

My friend walked me through the process to buy a home and acted as my eyes and ears, we offered the asking because the market was stabilizing and many housing were being sold for the same amount by large investors.

The market had climbed but rents had stabilized and we were going through the eviction process with the tenant, it was time to reevaluate the investment.

They should be able to tell you about their products without the credit pull, then only the places you decide to move forward with would pull your credit.

However those phone calls rarely turned in to seeing some actual product because I alway make it a point to discuss pricing first (no sense in running through a few hundred notes and pricing is way off).  

After this run, I decided, or it was decided for me, that I need to pause from purchasing and investing in stabilizing the properties.

You could easily put all that equity to a more productive use.

It is not a product for smaller homes, but for a home at 2M in Mountain View it might work.
