@Frank Acquafreda Nice to see you thinking outside of the box of going outside of your market.

If this was Starbucks TI would be expected but that type of national tenant you expect they will be there the full lease term to recover TI's spent with the rent paybacks.A small cafe you are basically buying yourself a job.

Get a lock box on the home if it's vacant.The other big hurdle I've found is the rehab estimate is way too low, which kills the deal as well.  

I really doubt what you spent on the 3 day course was worth it.  

A quick glance indicates its very informative.I listened to a couple podcasts by J Scott and I've spent hours on his blog.

It will be money well spent now, instead of a lot more money spent later.I use American Tenant Screening for background checks.

I have spent the last 5 years serving in the US Navy currently stationed on Fort Gordon, an Army post (!)

Most high end stars have spent atleast 30k in clothing why not invest in a property? 

I feel that my time would be better spent with larger multi-family buildings.
