During this time they rehabbed the entire main floor and 2nd level (kitchen, dining, family, and 3 bedrooms) they owe 20k on the mortgage and took out 28k line of credit for the rehab 6 years ago, so they owe 48k for the loan still.  350/m for credit and 450/m for the loan.

like melted dishwasher trays; cracked granite above the dishwasher from hitting it with oversized items placed on the tray; kitchen wood panels/doors stained with grease splatter never cleaned which has removed the wood stain, etc.Any advice?

This may be different for a 4 plex being there are more kitchens, bathrooms, plumbing, electrical and HVAC.

This is what I learned between talking to the resident (the son) and a little research online.The owner passed away a couple years ago, but is still on the deed.The son hasn't transferred title.The son is behind on his property taxes.The son works in a kitchen and doesn't have money to take care of the place.The place was a mess - hoarding and junk everywhere.Yard is mostly dirt.It needs a total rehab.I'm sure the son owns the property free and clean, his mom was in her 90's when she passed and has lived there over 30 years.
