This was almost 1100 square foot 2 room office space with no kitchen and half bath without a shower.

Some of the house is fine, but the kitchen for example is ceiling of about 7 feet. 

I found my contractor here (who is amazing) which was a referral from a lady who ran the kitchen/bath department at the local home depot. 

Just needs new kitchen and bathrooms, appliances (not sure about home systems like furnace and electrical though).

It’s definitely more expensive, and required for kitchens and bathrooms I’ve started using it everywhere once I saw the laminate start to bubble a little in the living room of one property.

The inside is fine but the property could likely fetch closer to 300k with new baths & a new kitchen. 

By limited service, they did not have a kitchen and the size of the hall was just one room and was maybe 1,200 sq. ft.
