Using some of the basic assumptions laid out on some of the analysis videos: standard conventional loan 20% down 4.5%, 7% maintenance, 5% vacancy, 10% capex (older building), 9% property management and the deal comes out as a grand slam with over $600 in cash flow/mo and cash on cash of 23%.

I have checked out a lot of videos on BP deal analysis tools and was trying out the Rental Property calculator for free for the first time this morning and it constantly froze when updating the analysis and in turn never actually gave me my results.

Yes, I am currently in the very early stage of my REI journey; I've been watching a ton of YouTube videos, taking a lot of notes while reading the PDF Guides BiggerPockets provides for Pro members, and signing up for newsletters for other resources like Maxable, which focuses on ADUs in California. 

It included videos, analysis tools, and a document library with basically everything you need to get started.  

I just created a video on my YouTube channel that talks about the 4 lending changes during COVID, the cons of forbearance, and how to overcome those challenges.

So I started watching some videos of Stephen Graham on YT and was inspired by his stories and success.
