I have seen that too often where a company will give you the ultimate "best case scenario" as if you do use them, they now get a % of your rental income.I have a rental in Moab that has somewhat similar seasons to Estes (dead in Winter months, picking up in March-October) and I rent the heck out of my place and I pulled 200-210 days.The other possible issue is that higher end properties may not be in as much of a demand unless their is a discount in play due to the limited cash that travellers have.

Ultimately, you have to evaluate it based on what your goals are, how hands on you want to be, how much you want to deal with problem tenants, etc.
