@Curt DavisI agree with you but there are some in good areas but most buyers like playing games and saying they are a cash buyer, but they are way down on a daisy chain.

On the accounting side - yes- I double close each transaction and for better or worse I am in the chain of title but it makes the process go more smoothly without last minute issues.

If you get an accepted contract - make sure you do a lien/judgment and title search - this will tell you what you are get and what trouble is in the "chain of title".Here are some ideas - Investigate - try to look at the property - inspect - chat with the sellers - get comps (but don't make an offer) what is their balance - who else do they owe?
