However again, neither deed conveys any title if the grantor did not have the title to convey but conveys all the title described on the deed.Also, there is a legal theory called "after acquired title" wherein a Grantor who did not have title at the time of the deed was signed has title pass through to the grantee if the grantor receives title at a later date which does not apply to a conveyance by a QCD.In my experience, a title insurer may have questions about the reason for using a QCD, particularly if it is recent, but I don't know of any title underwriters with a blanket policy of not insuring titles based on or with a QCD in the chain of title.
